Your basement is an important part of the home regardless of if it is being used as storage or if you have a finished space down there. Because of this, it is important that the entire area is free of standing water and any flooding is prevented. Because water can get into the basement using a variety of possible places, there needs to be a variety of repair options that we will install to keep the water under control. The most common places that water is entering is at cracks in the basement walls, which are usually in concrete or at the joints where the blocks meet, at the cove joint, where the basement wall and floor connect, and at the windows that are at or below grade.
Regardless of where you're having the problem there are solutions that will collect, transport, and remove the water from the basement. If you have leaking basement cracks, the first step is implementing a wall crack repair procedure to prevent the crack from growing and leaking. If the water is entering at the cove or even at your windows, installing a custom drainage system will help remove the water from the basement. In some of the more problematic cases, usually with old homes that have stone, block, or brick foundations, we will install one of our entire wall solution that is comprised of a floor to ceiling heavy duty liner that will collect and divert water. If you've already got a waterproofing system in place but it is unable to keep up with demand, we can replace it with a new, more powerful sump pump to breathe new life into the system. On top of installing systems, we can also help you upgrade the drainage in the yard to help keep water from pooling next to the home and seeping in.
Structural Foundation Repair
Your foundation is easily one of the most important areas of the home. It not only holds the home itself but it also is the basement walls. If there are foundation problems, they will generally present themselves as stair stepping cracks in your outside brickwork, long cracks that run the length of the foundation or across the basement walls. Sometimes, you will see that your doors will get stuck or there may be cracks at the corners of them. You may also see a problem where your basement walls are buckling inward. While these problems may not seem critical when you notice them, each of them are indicative of a sinking or settling foundation and they should be evaluated by an expert for problems to determine what type of a repair needs to be installed.
It is good that many foundation problems have very similar causes and our team is very good at spotting those problems. We can implement a repair product intended for your particular issue to permanently repair and stabilize the foundation or walls. If you have a sinking foundation, we will install a system of foundation piers to stabilize the foundation. The location and amount of sinking will determine if we use helical or push piers. Both are very strong and can help stabilize your foundation. If you've got bowing basement walls, depending on how the severity of the bowing wall, we have some potential options. We can utilize a system of wall anchors, these are 2 large plates and these are connected by a long, steel rod, or c shaped braces that are installed directly against the cracks to force them back in line and prevent further bowing, or even carbon fiber straps and staples to strengthen weak spots and prevent the wall from bowing. These products will repair the bowing wall and prevent it from coming out of alignment.
Crawl Space Solutions
In our area, many of the homes were built with crawl spaces instead of basements. As long as there have been crawl spaces, these were constructed with open vents to the outside where were intended to help air flow through the area and keep it dry. Unfortunately, this is rarely what happens. The vents allow water to get in when it rains or snows and the vents hinder airflow which causes the humidity levels to stay high which will eventually harbor the growth of mildew. Up to 50% of the air in your home has come up through the crawl space so ensuring this area is closed off from the outside and controlling excess humidity will increase the overall air quality in your home.
We have been working with crawl spaces as long as we have been in business and we know the proper way to close them off and control excess humidity. We do this using a method called encapsulation which is the installation of a thick liner or vapor barrier, sometimes accompanied by insulation products, which are strong plastic and vinyl sheets as well as covers to close off existing vents and a heavy duty door that will close off the area completely and prevent any excess moisture from entering. Closing the area will also prevent bugs and animals from moving in the crawl space which will help keep any equipment there safe and allow you to use it for storage. After your crawl space is encapsulated, we will install an air filter and dehumidifier to improve the indoor air quality. This will control any excess humidity in addition to removing pollutants from the air.
We also provide a variety of services to help add features to your basement. We have basement windows to increase the air flow or provide additional light in the area. When waterproofing the basement, we can help with pre-finishing the area by installing a wall system that is both waterproof and resistant to the growth of mildew. When you are building a new home, our new construction waterproofing solutions can prevent any water from entering the home before it can become a problem. If you've already got a waterproofing system in place, we can perform our preventive maintenance inspection to ensure it continues to work at peak efficiency.
