Your basement is a very important area of the home regardless of if it is being used for storage or have finished the area. This means it is necessary that the entire area is dry and protected from flooding and excess humidity. Since water is able to get into a basement by a number of possible places, there needs to be a variety of repair possibilities that we can use to prevent damage to the area. The most common places that we find water leaking is through cracks in the basement walls, which are usually in concrete or at the joints where the blocks meet, at the cove joint, where the basement wall and floor connect, and finally at any windows that may be at or below grade.
No matter where you're having the problem we have solutions that are designed to control, transport, and remove the water from the basement. If you've got leaky basement cracks, the first step is implementing a wall crack repair to stop the crack from leaking and growing. When the water is coming in at the cove or even basement windows, having a custom drainage system installed will remove the water from the basement. In some extreme locations, usually with stone, brick, or block foundations on older homes, we can install one of our entire wall solution that is made up of a floor to ceiling heavy duty liner to collect and divert water. Occasionally there is already a waterproofing system in place but it cannot keep up with demand, we can install a new, upgraded sump pump to breathe new life into the system. On top of installing systems, we can also evaluate the drainage in the yard to help keep water from pooling next to the home and seeping in.
Structural Foundation Repair
Your homes foundation is easily one of the most important parts. It not only supports the structure itself but it also is the basement walls. When there are foundation problems, they will generally present themselves as stair-step cracks in your brickwork, long cracks that run along the foundation or along the basement walls. You may also notice that your doors or windows will not open or close easily or even cracks at the corners of them. There may also be an issue where your basement walls are pressing inward. While these issues may not seem serious when you notice them, each of them are indicators of a sinking or settling foundation and they should be evaluated by an expert for problems and determine what type of a repair needs to be performed.
Thankfully, the most common foundation problems are caused by similar things and our professionals are very good at evaluating those issues. We can implement a repair product that is for your exact problem to permanently repair and stabilize the foundation or walls. If the problem is a settling foundation, we can implement a series of foundation piers to correct the problem. The location and amount of sinking will determine if we use helical or push piers. Both types of piers are very strong and can help stabilize your foundation. If you have basement walls that are bowing, depending on how badly the wall is bowing, it can be solved with some possible options. Our team can utilize a system of wall anchors, these are 2 large plates connected by a long, steel rod, or tall braces that are installed vertically against the problem area to push the section back in line and control further bowing, or even carbon fiber straps and staples to strengthen weak spots and prevent the wall from bowing. When properly used, these products can straighten the bowing wall and prevent it from coming out of alignment again.
Crawl Space Solutions
In our area, there are many homes that are built with crawl space areas and not basements. For a long time, they were built with open vents to the outside where were intended to help air flow through the area and keep it dry. Unfortunately, this is rarely what happens. Having open vents allows water to enter the space during rain and snow storms and then it never leaves which results in the humidity level staying too high which can facilitate the growth of mildew. We have found that up to ½ of the air in your home comes up through the crawl space so ensuring the crawl space is closed off from the elements and keeping the humidity levels low can increase the overall air quality in your home.
Perma-Seal has been encapsulating crawl spaces since 1979 and we know the proper way to close them off and control the humidity. This is done using a process called encapsulation which is the installation of a series of vapor barriers, occasionally installed with insulation products, and are sturdy plastic and vinyl sheets as well as covers to close off existing vents and a sturdy door that can close off the area totally and prevent any unwanted moisture from entering. Closing the area will also prevent pests and animals from settling in the crawl space which will keep any items there safe and allow you to use it for storage. After your crawl space is protected, we can install an air quality control system which is a dehumidifier and air filter. It will reduce the excess humidity to a proper level as well as remove pollutants from the air.
We also provide a number of services to improve the basement and crawl space areas of your home. We have basement windows to increase the air flow or increase the amount of light in the area. When waterproofing the basement, we can help with pre-finishing the area by installing a wall system that is both waterproof and resistant to mildew growth. If you are building a new home, our new construction waterproofing solutions can prevent any potential future water problems. If you've have a waterproofing system we did not install in place, we can perform our preventive maintenance inspection so you know it will continue to work at peak efficiency.
