Structural Foundation Repair
Your homes foundation is easily one of, if not the, most important areas of the home. It not only supports the structure itself but it also creates the basement walls. If you have any foundation problems, usually, they will manifest themselves as stair-step cracks in the brickwork, long cracks that run along the foundation or across the basement walls. Sometimes, you will see that the doors will get stuck or even cracks at the corners of them. You may also see an issue where the basement walls are buckling inward. While these problems may not seem problematic at first, they are all indicative of a sinking or settling foundation and it is important to have an expert evaluate the foundation for problems and determine if a repair needs to be performed.
Thankfully, the most common foundation problems stem from similar issues and our team is very good at noticing these issues. We can implement a repair solution designed for your exact issue to permanently repair and stabilize the foundation. If the problem is a settling foundation, we will install a system of foundation piers to level the foundation. Depending on how bad it is and where it is, we will use either helical piers or push piers. Both types are very strong and can stabilize your foundation. If your basement walls are bowing, depending on how the severity of the bowing wall, we have some different options. We can install a series of wall anchors, these are 2 large steel plates that are connected by a long, steel rod, or c shaped braces that sit vertically against the cracks to force the section back in line and prevent further bowing, or carbon fiber straps and staples to strengthen along cracks and prevent the wall from bowing. When properly used, these products will correct the bowed wall and stop it from coming out of alignment.
Crawl Space Solutions
In our area, many of the homes were built with crawl space areas instead of basements. For many years, these were constructed with vents to the outside where were intended to help fresh air flow into the area and keep it dry. Unfortunately, the opposite is usually what happens. Having open vents allows water to get in during rain and snow storms and then it never leaves which results in the humidity level staying too high which can facilitate the growth of mildew. We have found that up to ½ of the air in your home can come up through the crawl space so ensuring the crawl space is protected from the weather and controlling excess humidity will improve the overall air quality in your home.
We have been working with crawl spaces since we opened our doors and we know the best way to seal them off and control high humidity. We do this using a process known as encapsulation which is the installation of a heavy duty liner, occasionally installed with insulation products, and are sturdy plastic and vinyl sheets as well as covers to close off existing vents and a heavy duty door that will close off the area completely and stop any excess moisture from entering. Closing the area will also stop pests and animals from moving in your crawl space which will keep any appliances there safe and allow you to use it for storage. Once the crawl space is closed off, we will install an air quality control system which is a dehumidifier and air filter. It will prevent high levels of humidity in addition to removing pollutants from the air.
