The basement is a very important part of your home whether it is being used as a storage area or have finished the area. Because of this, it is necessary that the entire space is dry and excess humidity is controlled. Because water is able to get into the basement using a variety of different places, there needs to be a number of repair possibilities that we will utilize to keep the area safe. The primary places that we find water leaking is through cracks in the basement walls, which are usually in concrete or at mortar joints between blocks, at the cove joint, which is where the basement walls and floor meet, and finally at any windows that may be at or below grade.
No matter where you're having the problem we have solutions that will collect, transport, and eject the water from your basement. If you have leaky basement cracks, the first step is implementing a wall crack repair to stop the crack from leaking and growing. If the water is leaking at the cove or even the windows, having a custom drainage system installed will remove the water from your basement. In some of the more problematic locations, occasionally with stone, brick, or block foundations on older homes, we will recommend installing an entire wall solution that is a floor to ceiling heavy duty liner that will collect and divert water. Sometimes people already have a waterproofing system in place but it struggles to keep up with flooding water, we can replace it with a new, upgraded sump pump to help the system keep up with the demand. On top of installing systems, we can also help you evaluate the drainage in your yard to help stop water from pooling at the foundation and seeping in.
Structural Foundation Repair
Your homes foundation is quite possibly one of the most important parts. It not only holds the building itself but it also forms the basement walls. If you have any foundation problems, usually, they will manifest themselves as stair stepping cracks in the brickwork, long cracks that run along the foundation or across the basement walls. You may also notice that the windows or doors will stick when you open or close them or there may be cracks at the corners of them. There may also be a problem where the basement walls are buckling inward. While these problems may not seem problematic at first, they are all indicators of a sinking or settling foundation which should be looked at by a professional for specific problems to determine if a repair needs to be performed.
Thankfully, many foundation problems are caused by similar things and our professionals are very good at noticing those issues. We can utilize a repair product that is for your specific issue to permanently repair and stabilize the foundation or walls. If you have a sinking foundation, we will implement a series of foundation piers to correct the problem. The location and amount of sinking will determine if we use helical or push piers. Both types are very strong and are able to stabilize your foundation. If your basement walls are bowing, depending on how the severity of the bowing wall, it can be solved with a few different options. We can install a series of wall anchors, these are 2 large plates and these are connected by a long, steel rod, or tall braces that sit vertically against the cracks to push the section back in line and stop further bowing, or carbon fiber straps and staples to strengthen along cracks and prevent the wall from bowing. When properly used, these products will straighten the bowed wall and prevent it from coming out of alignment again.
Crawl Space Solutions
In the greater Chicagoland area, there are many homes that are built with crawl spaces in addition to basements. As long as there have been crawl spaces, these were constructed with vents which was intended to increase fresh air flow through the space and keep it dry. Unfortunately, this is rarely what happens. The vents allow water to get in when it rains or snows and the vents hinder airflow which causes the humidity levels to stay high which will eventually harbor the growth of mildew. Studies have shown that up to 50% of the air in your home comes up through the crawl space so ensuring this area is protected from the outside and keeping the humidity levels low will improve the overall air quality in your home.
We have been helping customers with their crawl spaces since we opened our doors and we know the proper way to close them off and control the humidity. We do this using a process called encapsulation which is the installation of a series of vapor barriers, occasionally installed with insulation products, and are sturdy plastic and vinyl sheeting as well as vent covers and a heavy duty door that will close off the area totally and prevent any excess moisture from entering. Encapsulation will also prevent bugs and animals from moving in your crawl space which will keep any items there safe and allow you to use it for storage. Once the crawl space is protected, we will install an air filter and dehumidifier to improve the indoor air quality. This will prevent high levels of humidity as well as remove pollutants from the air.
We also provide a variety of services to add features to your basement. We have basement windows to improve the air flow or provide additional light in the area. When waterproofing the basement, we can install our wall system as part of a pre-finishing service that is waterproof and resistant to mildew growth. If you are building a new home, our new construction waterproofing solutions can stop any potential future water problems. If you've have a waterproofing system we did not install in place, we can perform our preventive maintenance inspection to ensure it continues to work at peak efficiency.
