Your basement is a very important part of the home regardless of if it is being used for storage or have finished the area. Because of this, it is important that the area is free of standing water and any flooding is prevented. Since water is able to get into your basement through a variety of possible paths, there are a variety of repair solutions and products that we will install to prevent damage to the area. The most common places that water is entering is at cracks in the foundation walls, which are usually in concrete or at mortar joints between blocks, at the cove joint, where the foundation walls and floor meet, and finally at the windows that may be at or below grade.
Regardless of where you're having the problem we've got solutions that are designed to collect, transport, and remove water from the basement. If there are dripping basement cracks, the first step is installing a wall crack repair method to stop the crack from leaking and growing. If water is coming in at the cove or even at basement windows, having a custom drainage system installed will remove the water from the basement. In some of the more problematic locations, occasionally with stone, brick, or block foundations on older homes, we will install an entire wall solution that is comprised of a full height liner that will collect and divert water. Occasionally there is already a waterproofing system installed but it cannot keep up with demand, we can install a new, upgraded sump pump to help the system keep up with the demand. We aren't just installing systems, we can also help you evaluate the drainage in the yard to help prevent water from standing next to the home and seeping in.
Structural Foundation Repair
Your foundation is quite possibly one of the most important parts. It not only holds the structure itself but it also creates the basement walls. If you've got foundation problems, usually, they will manifest themselves in the form of diagonal cracks in your outside brickwork, cracks that run along the foundation or across basement walls. You may also notice that your windows and doors will stick when you open or close them or even cracks at the corners of them. There may also be an issue where your basement walls are buckling inward. While these issues may not seem serious when you notice them, each of them are indicative of a sinking or settling foundation and they should be evaluated by an expert for problems and determine if a repair needs to be installed.
It is good that many foundation problems have very similar causes and our professionals are very good at noticing those issues. We can offer a repair product designed for your exact problem to permanently repair and stabilize the foundation. If you have a sloping foundation, we will implement a series of foundation piers to correct the problem. We will install either push piers or helical piers, depending on where and how bad the sinking is. Both types of piers are very strong and are able to stabilize your foundation. If your basement walls are bowing, depending on how much the wall is buckling, it can be solved with a few different options. We can install a system of wall anchors which are 2 large plates and these are connected by a long, steel rod, or c shaped braces that sit directly against the problem area to force the section back in line and stop further bowing, we also can apply carbon fiber staples to strengthen weak areas and prevent the wall from bowing. These products will repair the bowing wall and stop it from coming out of alignment.
Crawl Space Solutions
In the greater Chicagoland area, there are many homes that are built with crawl spaces in addition to basements. As long as there have been crawl spaces, these were created with open vents which was intended to increase air flow into the area and keep it dry. Unfortunately, the opposite is usually what happens. The vents allow water to enter the space when it rains or snows and the vents hinder airflow which causes the humidity levels to stay high which can harbor the growth of mildew. We have found that up to half of the air in your home can come up through the crawl space so having the space closed off from the elements and keeping the humidity levels low will increase the overall air quality in your home.
Perma-Seal has been dealing with crawl spaces since we opened our doors and we know the proper way to seal them off and control excess humidity. We do this using a process called encapsulation which is the installation of a heavy duty liner, occasionally installed with insulation products, which are sturdy plastic and vinyl sheets as well as covers to close off existing vents and a sturdy door that will seal the area totally and stop any unwanted moisture from entering. Closing the area will also stop critters and animals from getting in the crawl space which will keep any equipment there safe and allow you to use it for storage. After your crawl space is encapsulated, we will install a combination dehumidifier and air filter. It will control any excess humidity in addition to removing pollutants from the air.
We also offer a variety of services to upgrade your basement. We can upgrade your basement windows to increase the air flow or provide additional light in the area. During basement waterproofing, we can install a wall system that is both waterproof as well as resistant to mildew growth. If you are building a new home, our new construction waterproofing solutions can stop any water from entering the home before it can become a problem. Even if you've have a waterproofing system we did not install in place, we can perform our preventive maintenance service so you know it will continue to work at peak efficiency.
