Your basement is an important part of the home whether it is being used for storage or have already finished the area. Because of this, it is important that the space is free of standing water and excess humidity is controlled. Since water can get into the basement through a number of possible places, there needs to be a variety of repair possibilities that we can utilize to keep the water under control. The primary places that we see water leaks is through cracks in the walls, which are usually in concrete or at mortar joints between blocks, at the cove joint, where the wall and floor connect, and finally at any windows that are at or even below grade.
No matter where the problem may be, we have solutions that are designed to control, divert, and remove water from the basement. If you've got leaking cracks, the first thing to do is implementing a wall crack repair to stop the crack from leaking and growing. If water is leaking at the cove or even at basement windows, having a custom drainage system installed can remove the water from the basement. In some problematic cases, usually with old homes that have stone, block, or brick foundations, we can install one of our entire wall solution that is a full height liner that will collect and divert water. Sometimes people already have a waterproofing system in the basement but it cannot keep up with flooding water, we can install a new, upgraded sump pump to help the system keep up with the demand. In addition to installing systems, we can also improve the drainage in the yard to help keep water from sitting at the foundation and seeping in.
Structural Foundation Repair
The foundation of your home is quite possibly one of the most important areas of the home. It not only holds the structure itself but it also creates the basement walls. If you have any foundation problems, they will generally show themselves in the form of stair-step cracks in your outside brickwork, horizontal cracks that run the length of the foundation or along basement walls. You may also notice that your windows or doors will get stuck or there may be cracks at the corners of them. There may also be a problem where your basement walls are coming inward. You may not think these problems seem problematic when you notice them, each of them are indicative of a sinking or settling foundation and it is important to have an expert evaluate the foundation for specific problems and determine if a repair needs to be in place.
Thankfully, many foundation problems are caused by similar things and our professionals are very good at evaluating those issues. We can implement a repair solution designed for your particular issue to permanently repair and stabilize the foundation or walls. If there is a uneven foundation, we can install a system of foundation piers to correct the problem. Depending on how bad it is and where it is, we will use either helical piers or push piers. Both types are very strong and are able to stabilize your foundation. If you have basement walls that are bowing, depending on how badly the wall is bowing, we have a few different options. We can utilize a number of wall anchors, these are 2 large plates that are connected by a long, steel rod, or c shaped braces that sit vertically against the cracks to push the section back in line and control further bowing, we also can apply carbon fiber straps to strengthen along cracks and prevent the wall from bowing. If they are correctly installed, these products can repair the buckling wall and stop it from coming out of alignment.
Crawl Space Solutions
In the greater Chicagoland area, many of the homes were built with crawl spaces in addition to basements. For a long time, these were built with vents to the outside where were intended to help fresh air flow through the space and keep it dry. Unfortunately, this is rarely what happens. The vents allow water to enter the space during rain and snow storms and the vents prevent proper evaporation which causes the humidity levels to stay high which can foster the growth of mold and mildew. We have found that up to ½ of the air in your home enters through the crawl space so having the space protected from the outside and keeping the humidity levels low can improve the overall air quality in your home.
Perma-Seal has been working on crawl spaces as long as we have been in business and we know the proper way to close them off and control high humidity. This is done using a method known as encapsulation which is the installation of a thick liner or vapor barrier, occasionally installed with insulation products, and are heavy duty plastic and vinyl sheets as well as covers to close off existing vents and a heavy duty door that can close off the area totally and stop any unwanted moisture from entering. Closing the area will also stop critters and animals from moving in the crawl space which will keep any equipment there safe and allow you to use it for storage. After your crawl space is closed off, we can install an air quality control system which is a dehumidifier and air filter. It will prevent high levels of humidity in addition to removing pollutants from the air.
We also provide a number of services to improve your basement. We have basement windows to improve the air flow or increase the amount of light in the area. When waterproofing the basement, we can install a wall system that is waterproof and resistant to mold or mildew growth. When you are building a new home, our new construction waterproofing solutions can stop any potential future water problems. Even if you've have a waterproofing system we did not install in place, we can perform our preventive maintenance testing so you know it will continue to work at peak efficiency.
