Your basement is an important part of the home regardless of if you're using it as storage or have already finished the area. Due to this, it is important that the entire space is dry and excess humidity and flooding are controlled. Since water is able to get into your basement through a number of possible places, there needs to be a variety of repair options that we can use to keep the water under control. The most common places that water leaks in is through cracks in the foundation walls, whether these are in concrete or at the joints where the blocks meet, at the cove joint, where the foundation wall and floor meet, and at windows that are at or even below grade.
No matter where the problem lies we've got solutions that will control, transport, and remove water from the basement. If you've got leaking basement cracks, the first step is implementing a wall crack repair to stop the crack from leaking and growing. If water is coming in at the cove or even basement windows, installing a custom drainage system can help remove the water from the basement. In some of the more problematic locations, usually with old homes that have stone, block, or brick foundations, we can recommend installing one of our entire wall solution that is comprised of a full height liner to collect and divert water. Occasionally there is already a waterproofing system in the basement but it is unable to keep up with demand, we can replace it with a new, more powerful sump pump to help the system keep up with the demand. In addition to installing systems, we can also upgrade the drainage in the yard to assist with preventing water from standing next to the home and seeping in.
Structural Foundation Repair
Your homes foundation is easily one of the most important parts. It not only holds the home itself but it also is the basement walls. If you've got foundation problems, normally they will show themselves as stair-step cracks in your outside brickwork, horizontal cracks that run along the foundation or along basement walls. Sometimes, you will see that your windows will get stuck or even cracks at the corners of them. You may also have an issue where your basement walls are buckling inward. You may not think these problems seem critical when you notice them, they are all indicative of a sinking or settling foundation and they should be evaluated by an expert for particular problems and determine if a repair needs to be installed.
Thankfully, the most common foundation problems stem from similar issues and our experts are very good at evaluating these problems. We can utilize a repair product that is for your exact issue to permanently repair and stabilize the foundation. If you have a sinking foundation, we can implement a series of foundation piers to stabilize the foundation. We will install either push piers or helical piers, depending on where and how bad the sinking is. Both are very strong and can stabilize your foundation. If your basement walls are bowing, depending on how the severity of the bowing wall, we have some different options. We can install a number of wall anchors which are 2 large steel plates and these are connected by a long, steel rod, or tall braces that we mount directly against the problem area to push the section back in line and stop further bowing, or even carbon fiber staples to strengthen weak areas and prevent the wall from bowing. If they are correctly installed, these products can correct the bowing wall and stop it from coming out of alignment.
Crawl Space Solutions
In the greater Chicagoland area, there are many homes that were built with crawl spaces and not basements. For a long time, they were built with open vents which was intended to increase fresh air flow into the space and keep it dry. Unfortunately, this is rarely what happens. The vents allow water to enter the space when it rains or snows and the vents hinder airflow which results in the humidity level staying too high which will eventually facilitate the growth of mildew. We have found that up to ½ of the air in your home comes up through the crawl space so having the space protected from the weather and controlling excess humidity can increase the overall air quality in your home.
We have been helping customers with their crawl spaces as long as we have been in business and we know the most efficient way to seal them off and control high humidity. We do this using a process known as encapsulation which is the installation of a heavy duty liner, occasionally installed with insulation products, which are strong plastic and vinyl sheeting as well as covers to close off existing vents and a sturdy door that can seal the area totally and stop any unwanted moisture from entering. This will also stop bugs and animals from getting in the crawl space which will help keep any appliances there safe and allow you to use it for storage. After your crawl space is protected, we can install a combination dehumidifier and air filter. It will reduce the excess humidity to a proper level as well as remove pollutants from the air.
We also provide a number of services to help improve the basement and crawl space areas of your home. We have basement windows to increase the air flow or increase the amount of light in the area. When waterproofing the basement, we can install our wall system as part of a pre-finishing service that is both waterproof and resistant to mildew growth. If you are building a new home, we can install a system of new construction waterproofing systems to prevent any water from entering the home before it can become a problem. Even if you've have a waterproofing system we did not install in place, we can perform our preventive maintenance service so you know it will continue to work at peak efficiency.
