The basement is a very important part of the home regardless of if it is only being used as a storage area or have already finished the area. Due to this, it is necessary that the entire area is free of standing water and any type of flooding is prevented. Because water is able to get into a basement by a number of different paths, there are a variety of repair solutions and products that we will install to keep the water under control. The main places that we find water leaking is at cracks in the foundation walls, which are usually in concrete or at the joints where the blocks meet, at the cove joint, where the foundation wall and floor connect, and finally at windows that are at or below the soil.
No matter where the problem may be, we've got solutions that are designed to collect, divert, and eject the water from the basement. If you've got leaky cracks, the first thing to do is implementing a wall crack repair to control the crack growth and leaking. If the water is coming in at the cove joint or even your windows, having a custom drainage system installed can help remove the water from the basement. In some extreme instances, typically with old homes that have stone, block, or brick foundations, we will recommend installing an entire wall solution that is made up of a floor to ceiling liner that will collect and divert water. If you've already got a waterproofing system in the basement but it is unable to keep up with flooding water, we can install a new, more powerful sump pump to help the system keep up with the demand. On top of installing systems, we can also help you improve the drainage in the yard to help stop water from standing next to the home and seeping in.
Structural Foundation Repair
Your foundation is easily one of the most important areas of the home. It not only supports the home itself but it also is the basement walls. If you've got foundation problems, they will generally present themselves in the form of diagonal cracks in the outside brickwork, horizontal cracks that run the length of the foundation or along the basement walls. You may also notice that the windows or doors will get stuck or there may be cracks at the corners of them. There may also be an issue where the basement walls are buckling inward. While these issues may not seem problematic when you notice them, they are all indicative of a sinking or settling foundation and they should be evaluated by an expert for specific problems to determine what type of a repair needs to be installed.
Thankfully, many foundation problems have very similar causes and our professionals are very good at tracking down these issues. We can utilize a repair solution designed for your particular problem to permanently repair and stabilize the foundation. If you've got a sloping foundation, we will implement a system of foundation piers to stabilize the foundation. We will install either push piers or helical piers, depending on where and how bad the sinking is. Both are very strong and can help stabilize your foundation. If your basement walls are bowing, depending on how the severity of the bowing wall, there are some possible options. We can install a series of wall anchors, these are 2 large plates and these are connected by a long, steel rod, or tall braces that are installed vertically against the cracks to force the section back in line and control further bowing, we also can apply carbon fiber staples to strengthen weak spots and prevent the wall from bowing. If they are correctly installed, these products will straighten the bowing wall and stop it from coming out of alignment.
Crawl Space Solutions
In the greater Chicagoland area, there are many homes that were built with crawl space areas and not basements. As long as there have been crawl spaces, these were constructed with open vents to the outside where were intended to help fresh air flow into the area and keep it dry. Unfortunately, the opposite is usually what happens. The vents allow water to get in during rain and snow storms and the vents hinder airflow which causes the humidity levels to stay high which can foster the growth of mildew. We have found that up to half of the air in your home can come up through the crawl space so having the space protected from the outside and controlling excess humidity will increase the overall air quality in your home.
Our team has been enclosing crawl spaces since we opened our doors and we know the proper way to seal them off and control excess humidity. We do this using a method called encapsulation which is the installation of a thick liner or vapor barrier, sometimes accompanied by insulation products, which are heavy duty plastic and vinyl sheeting as well as covers to close off existing vents and a sturdy door that will close off the area totally and stop any excess moisture from entering. This will also stop bugs and animals from moving in the crawl space which will help keep any equipment there safe and allow you to use it for storage. Once the crawl space is protected, we will install an air quality control system which is a dehumidifier and air filter. This will control any excess humidity in addition to removing pollutants from the air.
We also provide a number of services to help improve your basement. We have basement windows to increase the air flow or increase the amount of light in the area. During basement waterproofing, we can install our wall system as part of a pre-finishing service that is both waterproof as well as resistant to the growth of mildew. If you are building a new home, our new construction waterproofing solutions can stop any water from entering the home before it can become a problem. Even if you've have a competitors waterproofing system in place, we can perform our preventive maintenance testing to ensure it continues to work at peak efficiency.
