Exterior Foundation Crack Repair in Burr Ridge, IL

October 2026 · Foundation Crack Repair · Burr Ridge, IL

A crack in an exterior foundation wall can become a direct path for groundwater to enter a basement. Even a relatively narrow opening can allow water through when the soil around the foundation becomes saturated after heavy rain. At this Burr Ridge home, our team completed an exterior foundation crack repair to address the damaged area and help protect the basement from future water intrusion.

Repairing a foundation crack from the outside allows us to address the opening where water can first reach the foundation wall. This approach typically involves excavating alongside the affected section to expose the crack, preparing the surface, and applying waterproofing materials to seal the opening. The goal is to stop water before it can travel through the foundation and reach the interior of the home.

Sergio handled the repair and took time to explain the work as he went. Foundation repairs often involve areas of the home that homeowners rarely see, so understanding what is being done and why can make a difference in how comfortable they feel with the process.

Frederik D. shared this about his experience:

“Sergio was very pleasant to talk with. His work was thorough and he explained each step in the process. I am very pleased with his work.”

The completed repair helps protect this Burr Ridge home’s foundation against water entering through the affected crack. Just as importantly, Frederik knew what was happening throughout the project. Sergio’s careful work and willingness to explain each step are exactly the kind of service we want homeowners to experience when they trust Perma-Seal with their homes.

Basement Waterproofing for Foundation Cracks and Window Well Leaks in Chicago

October 2026 · Basement Waterproofing · Downers Grove, IL

Four leaking foundation cracks, water entering around the window wells, and drainage problems outside the home had left Natasha dealing with serious basement water intrusion. Every heavy rain brought the risk of more water entering the basement. With several sources of leakage to address, sealing the visible cracks alone wasn’t going to provide the complete protection her home needed.

Omar met with Natasha to explain the waterproofing options and walk her through the recommended repairs. Our team developed a system that addressed water entering through the foundation walls while also improving how water would be collected and removed from the basement. The project included sealing the foundation cracks, installing a waterproof membrane along the walls, replacing the interior drain tile system, relocating the sump pump pit, and creating a new drainage area.

We also installed a sump pump system with a battery backup and Basement Defender. The drain tile collects water along the foundation and directs it to the sump system, while the battery backup provides additional protection if the primary pump loses power or cannot operate. Basement Defender adds another layer of protection by automatically testing the primary and backup pump systems daily, helping identify potential pump problems before the next heavy storm.

Tomás led the installation crew and took time throughout the project to explain what they were doing and answer Natasha’s questions. She had concerns about the amount of work involved, especially with so many repairs happening in the same basement. The crew worked around her schedule, kept her informed, and helped her understand how the different waterproofing components would work together.

After the waterproofing was complete, one important detail remained. Natasha needed her washer, dryer, and utility sink reconnected, but she also had to leave for work. When she called to explain the scheduling issue, our team coordinated with Ramón, who arrived earlier than expected, completed the connections, and gave her time to confirm everything was working properly. He even cleaned accumulated dust from the dryer before leaving.

Natasha shared this about her experience:

“From the beginning when Omar explained the process and options to when the team lead by Tomás arrived, I felt that I was in good hands.”

She also praised Ramón for accommodating her schedule and making sure her appliances were working before she left.

This project required more than repairing four foundation cracks. By combining wall waterproofing, interior drainage, sump pump protection, and automatic pump testing, we gave Natasha a more comprehensive way to manage water entering her basement. Just as importantly, Omar, Tomás, Ramón, and the installation team made sure she understood the work and felt supported from the initial evaluation through the final details.

Working Around a Finished Basement in Downers Grove

October 2026 · Basement Waterproofing · Downers Grove, IL

Installing an interior drainage system usually means opening the floor around the basement perimeter. At this Downers Grove home, that was only part of the challenge. The basement had finished walls, appliances, and plenty of belongings that the homeowners wanted us to work around rather than treating the entire space like a demolition site.

Before work began, the homeowners cleared the roughly four feet of perimeter space our crew needed. Juan Gomez and the team then worked with them to determine which finished walls needed to come down and which could remain in place. They also helped move a washer, dryer, and refrigerator that were still in the work area so the project could keep moving.

With access established, our team installed a new interior drain tile system and sump pump. The drain tile provides a path for water entering around the foundation to reach the sump system rather than making its way onto the basement floor. Once collected, the sump pump can remove that water from the basement.

This kind of waterproofing work involves cutting concrete, opening portions of the finished space, and working around everything that comes with a basement people actually use. Caitlin D. specifically called out how Juan and the crew handled that part of the project:

“They worked with us to keep walls up we wanted and take down the ones we didn’t. They were respectful of our things… Overall very professional and communicative.”

A waterproofing system has to solve the water problem, but the installation matters too. On this Downers Grove project, that meant installing the drain tile and sump system while preserving as much of the existing basement as practical and helping the homeowners get through a disruptive project with as little unnecessary demolition as possible.

Concrete Leveling and Crack Sealing in Chicago, IL

September 2026 · Concrete Leveling · Chicago, IL

When Joanne K. contacted Perma-Seal about the concrete at her Chicago home, portions of her driveway and sidewalk had settled and needed to be brought back into alignment. There were also open cracks and joints throughout the concrete. Instead of treating these as separate issues, our team could correct the uneven slabs and then protect the concrete once it was back where it belonged.

Mike met with Joanne to evaluate the concrete, explain the available repair options, and answer her questions before the work began. Tyler and Elias then completed the project, carefully leveling the settled sections of the driveway and sidewalk to create a smoother, more even surface.

Once the concrete was leveled, the crew sealed the cracks and joints. Open joints and cracks allow rainwater and melting snow to reach the soil beneath the slabs, where changing moisture conditions can contribute to future settlement and deterioration. Sealing those openings helps protect the concrete and the areas beneath it after the leveling work is complete.

For Joanne, the finished work mattered, but so did how the project was handled. She specifically mentioned that Tyler and Elias arrived on time, kept the work area neat, and treated her driveway as if it were their own. She also appreciated that Mike stayed connected to the project from the initial estimate through completion.

“Great job guys! Perma-Seal should be proud of these dedicated employees. Mike stayed connected to our job from start to finish. Thanks to all 3 guys for doing our job as they would do their own driveway. Happy customer!”

For Chicago homeowners dealing with settled concrete, lifting the slab can solve the immediate problem, but protecting the concrete afterward matters too. On Joanne’s project, leveling restored the driveway and sidewalk while sealing the cracks and joints helped protect the concrete she already had.

Helping a Naperville Homeowner Take Care of More of Her Home

September 2026 · Attic Insulation· Naperville, IL

When Allie S. needed attic insulation at her Naperville home, this wasn’t her first project with Perma-Seal. Our team had previously encapsulated her crawl space, and when it came time to improve the attic, she called us again.

For this project, our team upgraded the attic insulation to help create a better thermal barrier between the attic and the living space below. Proper attic insulation helps slow heat transfer through the top of the home, which can make it easier to maintain comfortable indoor temperatures and reduce the amount of work required from the heating and cooling system.

For Allie, though, the experience was about more than the insulation itself. Financing helped make the project manageable, and she specifically called out Nick for being thorough and honest throughout the process.

After trusting Perma-Seal with two different parts of her home, she left us this review:

“This is my second contact with the company. The first time was for crawl space encapsulation and now insulating my attic. They offer financing which made the work manageable cost wise to move forward with. Highly recommend Nick. He is thorough and honest. They’ve been so helpful to me and the maintenance of my home.”

A crawl space and an attic may be on opposite ends of a house, but both affect how well the home performs. We’re glad Allie trusted our team a second time, and even more glad that she sees Perma-Seal as a company she can call as she continues taking care of her home.

Back in Two Days: Restoring a Settled Backyard After a Chicago Foundation Settlement Repair

September 2026 · Foundation Settlement Repair · Chicago, IL · Crew: Gilberto, Clemente, Romiro

Repairing a settling foundation often means excavating alongside it. The soil we put back into that trench can be looser than the undisturbed ground around it, and over the following weeks it can compact and settle. That’s normal, and we tell homeowners to expect it. What isn’t always obvious is how much that settling can change the appearance of a finished yard.

About two months after we completed a foundation settlement repair at this Chicago home, the homeowner called us. The foundation repair was performing as intended, but the disturbed backyard soil had settled. The grade had become uneven, and the area no longer looked as finished as it did when our crew left.

We were back on site within two days. Gilberto, Clemente, and Romiro re-leveled the settled soil, brought in fresh topsoil to restore the grade, made the necessary concrete cuts, and cleaned up the area until it looked finished again. No warranty claim. No debate over whether cosmetic settling counted. The homeowner called, and our crew went back.

Some settling after excavation is predictable. What homeowners can’t always know before hiring a contractor is what happens when they call a month or two after the work is finished. In this case, we’d rather show the answer than simply claim it.
