Repairing a settling foundation often means excavating alongside it. The soil we put back into that trench can be looser than the undisturbed ground around it, and over the following weeks it can compact and settle. That’s normal, and we tell homeowners to expect it. What isn’t always obvious is how much that settling can change the appearance of a finished yard.
About two months after we completed a foundation settlement repair at this Chicago home, the homeowner called us. The foundation repair was performing as intended, but the disturbed backyard soil had settled. The grade had become uneven, and the area no longer looked as finished as it did when our crew left.
We were back on site within two days. Gilberto, Clemente, and Romiro re-leveled the settled soil, brought in fresh topsoil to restore the grade, made the necessary concrete cuts, and cleaned up the area until it looked finished again. No warranty claim. No debate over whether cosmetic settling counted. The homeowner called, and our crew went back.
Some settling after excavation is predictable. What homeowners can’t always know before hiring a contractor is what happens when they call a month or two after the work is finished. In this case, we’d rather show the answer than simply claim it.
