Basement Waterproofing

Your basement is an important part of your home whether it is only being used as a storage area or have already finished the area. Due to this, it is necessary that the entire area is free of standing water and any type of flooding is prevented. Because water is able to get into the basement through a variety of possible places, there are a number of repair solutions and products that we will use to keep the area safe. The primary places that water leaks in is through cracks in the foundation walls, which are usually in concrete or at the joints where the blocks meet, at the cove joint, which is where the foundation wall and floor connect, and at any windows that may be at or below the soil.

No matter where the problem may be, we’ve got solutions that will control, divert, and remove the water from your basement. If you’ve got leaky wall cracks, the first thing to do is implementing a wall crack repair method to control the crack growth and leaking. If the water is leaking at the cove or even the windows, installing a custom drainage system can remove the water from your basement. In some problematic instances, usually with older block, brick, or stone foundations, we will install an entire wall solution that is comprised of a floor to ceiling heavy duty liner that will collect and divert water. If you’ve already got a waterproofing system in the basement but it struggles to keep up with flooding water, we can replace it with a new, more powerful sump pump to breathe new life into the system. On top of installing systems, we can also improve the drainage in your yard to help prevent water from sitting at the foundation and seeping in.

Structural Foundation Repair

Your homes foundation is easily one of, if not the, most important areas of the home. It not only supports the structure itself but it also creates the basement walls. If you’ve got foundation problems, they will generally manifest themselves in the form of stair stepping cracks in your brickwork, cracks that run the length of the foundation or along the basement walls. You may also notice that your doors and windows will get stuck or even cracks at the corners of them. There may also be a problem where your basement walls are bowing inward. You may not think these issues seem problematic when you notice them, they are all indicators of a sinking or settling foundation and it is important to have an expert evaluate the foundation for specific problems to determine what type of a repair needs to be performed.

Thankfully, many foundation problems stem from similar issues and our experts are very good at tracking down those issues. We can utilize a repair product designed for your particular problem to permanently repair and stabilize the foundation. If there is a uneven foundation, we will install a series of foundation piers to stabilize the foundation. Depending on how bad it is and where it is, we will use either helical piers or push piers. Both types of piers are very strong and can help stabilize your foundation. If you’ve got bowing basement walls, depending on how much the wall is buckling, it can be solved with a few possible options. We can install a series of wall anchors, these are 2 large plates and these are connected by a long, steel rod, or c shaped braces that are installed directly against the problem area to force the section back in line and prevent further bowing, we also can apply carbon fiber staples to strengthen weak areas and prevent the wall from bowing. If they are correctly installed, these products will correct the buckling wall and prevent it from coming out of alignment again.

Crawl Space Solutions

In our area, many of the homes were built with crawl spaces instead of basements. As long as there have been crawl spaces, they were constructed with vents which was intended to increase fresh air flow through the area and keep it dry. Unfortunately, this is rarely what happens. The vents allow water to enter the space during rain and snow storms and then it never leaves which results in the humidity level staying too high which can facilitate the growth of mildew. Studies have shown that up to half of the air in your home can come up through the crawl space so ensuring this area is closed off from the elements and keeping the humidity levels low will improve the overall air quality in your home.

Perma-Seal has been working with crawl spaces as long as we have been in business and we know the most efficient way to close them off and control high humidity. This is done using a process known as encapsulation which is the installation of a heavy duty liner, sometimes accompanied by insulation products, which are thick plastic and vinyl sheeting as well as vent covers and a sturdy door that will seal the area completely and prevent any excess moisture from entering. This will also prevent pests and animals from getting in your crawl space which will keep any items there safe and allow you to use it for storage. After your crawl space is encapsulated, we will install an air filter and dehumidifier to improve the indoor air quality. This will prevent high levels of humidity in addition to removing pollutants from the air.

Additional Services

We also provide a variety of services to add features to the basement and crawl space areas of your home. We can upgrade, replace, or install new basement windows to improve the air flow or provide additional light in the area. During basement waterproofing, we can install our wall system as part of a pre-finishing service that is waterproof and resistant to mildew growth. If you are building a new home, our new construction waterproofing solutions can stop any potential future water problems. If you’ve have a waterproofing system we did not install in place, we can perform our preventive maintenance service to ensure it continues to work at peak efficiency.
