Basement Waterproofing

The basement is an important part of the home whether it is being used as a storage area or have finished the area. Because of this, it is necessary that the entire area is free of standing water and excess humidity is controlled. Since water can get into the basement using a number of possible places, there needs to be a number of repair solutions and products that we can install to keep the water under control. The most common places that we find water leaking is through cracks in the walls, which are usually in concrete or at the joints where the blocks meet, at the cove joint, which is where the wall and floor connect, and at any windows that may be at or even below the soil.

No matter where the problem may be, we have solutions that are designed to collect, transport, and eject the water from the basement. If you have dripping wall cracks, the first thing to do is installing a wall crack repair procedure to control the crack growth and leaking. When the water is leaking at the cove or even your windows, installing a custom drainage system can help remove the water from the basement. In some problematic locations, typically with old homes that have stone, block, or brick foundations, we can install an entire wall solution that is comprised of a full height heavy duty liner that will collect and divert water. Sometimes people already have a waterproofing system in the basement but it struggles to keep up with flooding water, we can install a new, upgraded sump pump to make the system as good as new. On top of installing systems, we can also help you evaluate the drainage in the yard to help stop water from sitting at the foundation and seeping in.

Structural Foundation Repair

Your foundation is quite possibly one of the most important parts. It not only holds the structure itself but it also forms the basement walls. When you’ve got foundation problems, usually, they will show themselves as stair-step cracks in the brickwork, long cracks that run along the foundation or across the basement walls. You may also notice that the doors and windows will get stuck or even cracks at the corners of them. You may also have an issue where the basement walls are buckling into the basement. While these issues may not seem critical when you notice them, they are all indicators of a sinking or settling foundation which should be looked at by a professional for specific problems to determine if a repair needs to be installed.

Thankfully, many foundation problems are caused by similar things and our team is very good at spotting these issues. We can utilize a repair solution designed for your specific problem to permanently repair and stabilize the foundation or walls. If you’ve got a sinking foundation, we can install a series of foundation piers to stabilize the foundation. The location and amount of sinking will determine if we use helical or push piers. Both types of piers are very strong and can stabilize your foundation. If you’ve got bowing basement walls, depending on how the severity of the bowing wall, it can be solved with some different options. We can install a number of wall anchors which are 2 large steel plates that are connected by a long, steel rod, or c shaped braces that sit directly against the cracks to push them back in line and prevent further bowing, or carbon fiber straps and staples to strengthen weak areas and prevent the wall from bowing. When properly used, these products can straighten the buckling wall and stop it from coming out of alignment again.

Crawl Space Solutions

In the greater Chicagoland area, many of the homes are built with crawl space areas instead of basements. For many years, they were built with vents to the outside where were intended to help fresh air flow through the area and keep it dry. Unfortunately, the opposite is usually what happens. Having open vents allows water to get in when it rains or snows and the vents hinder airflow which results in the humidity level staying too high which can harbor the growth of mildew. Studies have shown that up to ½ of the air in your home has come up through the crawl space so ensuring this area is protected from the outside and controlling excess humidity can improve the overall air quality in your home.

We have been encapsulating crawl spaces since 1979 and we know the best way to seal them off and control excess humidity. This is done using a method known as encapsulation which is the installation of a series of vapor barriers, sometimes accompanied by insulation products, and are strong plastic and vinyl sheeting as well as covers to close off existing vents and a sturdy door that can seal the area totally and stop any unwanted moisture from entering. This will also stop critters and animals from getting in the crawl space which will help keep any equipment there safe and allow you to use it for storage. Once the crawl space is protected, we can install an air filter and dehumidifier to improve the indoor air quality. It will control any excess humidity as well as remove pollutants from the air.

Additional Services

We also provide a number of services to help add features to your basement area. We carry basement windows to improve the air flow or increase the amount of light in the area. After we install a waterproofing system, we can install our wall system as part of a pre-finishing service that is waterproof and resistant to the growth of mildew. When you are building a new home, we can install a system of new construction waterproofing systems to stop any water from entering the home before it can become a problem. Even if you’ve have a waterproofing system we did not install in place, we can perform our preventive maintenance inspection to ensure it continues to work at peak efficiency.
