That includes grading, gutters, downspouts, landscaping, sidewalks, driveways, and any areas where water naturally collects after heavy rain.
We’ve completed plenty of inspections where the basement leak made perfect sense before we even opened the basement door. The outside of the property often tells the first part of the story.
Next, We Look for Signs of Poor Drainage
Water is always looking for the easiest path. If rainwater isn't directed away from the home, it doesn't simply disappear into the ground. Instead, it saturates the soil surrounding the foundation and begins building pressure against the basement walls and floor.
One thing we've learned over decades of waterproofing homes throughout Chicagoland is that many basement leaks aren't caused by failure inside the basement. They're caused by drainage conditions outside that have gradually changed over time.
A downspout that ends too close to the house, grading that has settled over the years, or landscaping that now traps water against the foundation can all contribute to the problem. These aren't always dramatic issues, but after years of repeated rainstorms, they can have a significant impact on how water behaves around the home.
Then We Move Inside
By the time we enter the basement, we’ve already developed a good understanding of how water interacts with the property. Now we’re looking for evidence that supports what we’ve observed outside.
That includes foundation cracks, water stains, efflorescence, floor cracks, damp walls, musty odors, and signs that moisture has been present for longer than the homeowner may realize. We also pay attention to where the water appears because it often tells us how it’s traveling through or around the foundation.
Every clue helps us understand whether we’re dealing with hydrostatic pressure, a drainage issue, a wall crack, a window leak, or another source of moisture.
The Leak Isn't Always the Problem
One of the biggest misconceptions we encounter is that the spot where water appears is where the problem begins. In reality, water rarely works that way. We’ve inspected basements where water was pooling in one corner of the room, only to discover it had entered on the opposite side of the foundation before traveling beneath the floor. We’ve also seen water appear along the wall-floor joint when the actual issue was excessive groundwater building pressure outside the foundation.
Water follows the path of least resistance, not the shortest path. That’s why focusing only on the visible leak can sometimes lead homeowners to the wrong conclusion.
We Look for Patterns, Not Just Symptoms
Anyone can identify a wet spot on the floor. Our job is to understand what created it. During an inspection, we connect everything we’ve seen both inside and outside the home. Does the grading direct water toward the same wall where moisture is appearing? Are the downspouts emptying near that corner? Does the basement show signs of hydrostatic pressure instead of surface water?
After thousands of inspections, we’ve learned that basement leaks leave patterns. Once you understand how water behaves, those patterns become much easier to recognize. That’s one reason two basements with water in the exact same location may require completely different waterproofing solutions.

We've also inspected homes that already had waterproofing systems installed. In many of those cases, the original system was still functioning exactly as it should. What had changed were the conditions around the home.

Over time, those changes affected how water moved around the property and created new challenges the original system wasn't designed to handle. That's why every inspection starts with understanding the home as it exists today rather than assuming the previous waterproofing system has failed.
