Most homeowners never spend much time in their attic. Unless there’s a roof leak or you’re storing holiday decorations, it’s one of the least-visited parts of the house. But after inspecting thousands of homes throughout the Chicago area, we’ve learned that attic insulation often tells the story of why a home is uncomfortable, drafty, or expensive to heat and cool.
We don’t just measure how much insulation is in the attic. We’re looking at how the entire attic system performs. Proper insulation, air sealing, and ventilation all work together, and when one part isn’t doing its job, it affects the comfort and efficiency of the entire home.
These are some of the most common problems we find during attic inspections throughout Chicagoland.
Missing or Inadequate Insulation
One of the first things we look at is the amount and condition of the existing insulation. Many older homes throughout the Chicago area simply don’t have enough insulation by today’s standards. Some were built before current energy codes, while others have insulation that has settled over the years and no longer provides the level of protection it once did.
In many cases, homeowners assume they have plenty of insulation because they can see it covering the attic floor. Once we measure the depth, however, we often find it’s well below what’s recommended for our climate. That allows heat to escape during the winter and makes it much harder to keep the home cool during the summer.
Compressed Insulation
More insulation isn’t always the answer if the insulation that’s already there isn’t performing properly. We regularly find insulation that’s been compressed by people walking through the attic, storage boxes, previous contractors, or years of maintenance work. Once insulation is compressed, it loses much of the trapped air that gives it its insulating value.
It’s common to see well-insulated areas right next to pathways where the insulation has been flattened almost completely. Those compressed sections create weak spots that allow heat to move much more easily through the attic.
Air Leaks Around the Living Space
One of the biggest surprises for homeowners is learning that insulation alone doesn’t stop air movement. Before adding insulation, we’re looking for openings where conditioned air from the home escapes into the attic. Plumbing penetrations, electrical wiring, recessed lights, attic access doors, top plates, and other openings all allow warm air to leak into the attic during the winter.
That escaping air doesn’t just waste energy. It also carries moisture into the attic, contributes to ice dam formation, and makes it much more difficult for insulation to perform as intended. One thing we’ve learned after completing thousands of attic inspections is that homes often become noticeably more comfortable when those air leaks are sealed before additional insulation is installed.
Open Soffits and Insulation Blocking Airflow
Proper attic ventilation is just as important as proper insulation. We frequently find insulation that has been pushed all the way into the soffit openings, blocking the airflow that's designed to move through the attic. Without that ventilation, heat and moisture can become trapped, creating conditions that reduce insulation performance and increase the likelihood of moisture problems.
In other homes, we find soffit areas with little or no insulation because wind has displaced the existing material over time.
Maintaining the proper balance between insulation and ventilation is one of the most important parts of a well-performing attic.
Bathroom Exhaust Fans Venting Into the Attic
This is one of the most common issues we encounter in older homes. Bathroom exhaust fans are designed to remove warm, humid air from the home. Unfortunately, we’ve inspected many attics where those fans terminate directly into the attic instead of venting outdoors.
Every shower sends moisture into the attic where it can condense on roof framing, insulation, and roof decking during cold Chicago winters. Over time, that excess moisture can contribute to mold growth, wood deterioration, and reduced insulation performance.
It’s a problem many homeowners never know exists because everything appears normal from inside the bathroom.
Disconnected or Leaking HVAC Ductwork
If your home has ductwork running through the attic, we always inspect its condition. We’ve found disconnected ducts, damaged insulation around ductwork, and joints that leak conditioned air into the attic instead of delivering it to the rooms below. These problems force your heating and cooling system to work much harder while making certain rooms uncomfortable year-round.
Sometimes homeowners assume they need additional insulation when the real issue is that conditioned air never reaches part of the house because of a disconnected or leaking duct.

One thing we’ve learned after inspecting attics throughout Chicagoland is that no two are exactly alike. We’ve evaluated neighboring homes built by the same builder where one attic performed exceptionally well and the other had multiple energy-loss issues. Small differences in previous renovations, insulation upgrades, ventilation changes, or maintenance work can have a significant impact on how comfortable and efficient a home feels.
