The basement is an important part of the home whether it is only being used as a storage area or have finished the area. This means it is important that the area is dry and any type of flooding is prevented. Due to the fact that water is able to get into a basement by a variety of possible places, there needs to be a variety of repair solutions and products that we will utilize to keep the water under control. The primary places that water is entering is at cracks in the foundation walls, whether these are in concrete or at mortar joints between blocks, at the cove joint, where the foundation walls and floor connect, and finally at any windows that are at or even below grade.
Regardless of where the problem lies we've got solutions that will collect, divert, and eject the water from the basement. If you've got leaky basement cracks, the first thing to do is implementing a wall crack repair method to prevent the crack from growing and leaking. If the water is coming in at the cove joint or even at basement windows, installing a custom drainage system can remove the water from the basement. In some extreme cases, usually with older block, brick, or stone foundations, we will recommend installing one of our entire wall solution that is comprised of a full height heavy duty liner to collect and divert water. If you've already got a waterproofing system in the basement but it struggles to keep up with flooding water, we can replace it with a new, more powerful sump pump to breathe new life into the system. In addition to installing systems, we can also help you improve the drainage in the yard to help prevent water from standing next to the home and seeping in.
Structural Foundation Repair
The foundation of your home is easily one of the most important areas of the home. It not only supports the structure itself but it also is the basement walls. If you've got foundation problems, normally they will present themselves as diagonal cracks in the outside brickwork, long cracks that run the length of the foundation or across the basement walls. Sometimes, you will see that the windows will get stuck or even cracks at the corners of them. You may also have a problem where the basement walls are coming into the basement. You may not think these problems seem problematic at first, they are all indicative of a sinking or settling foundation and they should be evaluated by an expert for specific problems and determine if a repair needs to be in place.
Thankfully, the most common foundation problems stem from similar issues and our professionals are very good at spotting those issues. We can utilize a repair product designed for your exact issue to permanently repair and stabilize the foundation or walls. If you have a uneven foundation, we will implement a system of foundation piers to correct the problem. We will install either push piers or helical piers, depending on where and how bad the sinking is. Both types of piers are very strong and can help stabilize your foundation. If you have basement walls that are bowing, depending on how badly the wall is bowing, it can be solved with a few potential options. Our team can utilize a system of wall anchors which are 2 large plates that are connected by a long, steel rod, or c shaped braces that we mount vertically against the problem area to push the section back in line and prevent further bowing, or carbon fiber staples to strengthen weak spots and prevent the wall from bowing. If they are correctly installed, these products will correct the bowing wall and prevent it from coming out of alignment again.
Crawl Space Solutions
In the greater Chicagoland area, many of the homes were built with crawl spaces in addition to basements. As long as there have been crawl spaces, these were constructed with open vents which was intended to increase fresh air flow into the area and keep it dry. Unfortunately, this is rarely what happens. The vents allow water to enter the space during rain and snow storms and the vents prevent proper evaporation which causes the humidity levels to stay high which will eventually foster the growth of mildew. We have found that up to ½ of the air in your home has come up through the crawl space so having the space protected from the outside and controlling excess humidity will increase the overall air quality in your home.
We have been helping customers with their crawl spaces since we opened our doors and we know the most efficient way to seal them off and control high humidity. We do this using a method known as encapsulation which is the installation of a heavy duty liner, occasionally installed with insulation products, which are thick plastic and vinyl sheeting as well as vent covers and a heavy duty door that will seal the area totally and prevent any excess moisture from entering. Encapsulation will also prevent critters and animals from getting in the crawl space which will keep any appliances there safe and allow you to use it for storage. After the crawl space is encapsulated, we will install an air filter and dehumidifier to improve the indoor air quality. This will prevent high levels of humidity as well as remove pollutants from the air.
We also offer a variety of services to upgrade your basement. We have basement windows to increase the air flow or provide additional light in the area. When waterproofing the basement, we can install our wall system as part of a pre-finishing service that is waterproof as well as resistant to mildew growth. When you are building a new home, we can install a system of new construction waterproofing systems to stop any water from entering the home before it can become a problem. Even if you've have a competitors waterproofing system in place, we can perform our preventive maintenance inspection to ensure it continues to work at peak efficiency.
