Your basement is a very important area of the home regardless of if you're using it for storage or have already finished the area. This means it is important that the entire space is free of standing water and excess humidity and flooding are controlled. Because water can get into your basement through a number of possible paths, there needs to be a variety of repair solutions and products that we can use to prevent damage to the area. The most common places that water leaks in is through cracks in the foundation walls, which are usually in concrete or at mortar joints between blocks, at the cove joint, where the foundation walls and floor meet, and finally at any windows that may be at or even below the soil.
No matter where the problem may be, there are solutions that can collect, divert, and eject the water from the basement. If there are leaking basement cracks, the first step is implementing a wall crack repair procedure to control the crack growth and leaking. If the water is leaking at the cove joint or even basement windows, installing a custom drainage system will remove the water from the basement. In some of the more extreme instances, typically with old homes that have stone, block, or brick foundations, we can recommend installing one of our entire wall solution that is made up of a full height liner that will collect and divert water. If you've already got a waterproofing system installed but it struggles to keep up with flooding water, we can replace it with a new, upgraded sump pump to help the system keep up with the demand. In addition to installing systems, we can also evaluate the drainage in the yard to help stop water from standing at the foundation and seeping in.
Structural Foundation Repair
Your homes foundation is quite possibly one of the most important areas of the home. It not only holds the structure itself but it also forms the basement walls. If you have any foundation problems, usually, they will manifest themselves as stair-step cracks in your outside brickwork, horizontal cracks that run along the foundation or along the basement walls. You may also notice that your doors and windows will not open or close easily or even cracks at the corners of them. You may also have a problem where your basement walls are coming into the area. You may not think these issues seem problematic when you notice them, each of them are indicative of a sinking or settling foundation and they should be evaluated by an expert for specific problems and determine what type of a repair needs to be installed.
It is good that the most common foundation problems are caused by similar things and our professionals are very good at evaluating those problems. We can utilize a repair solution designed for your particular problem to permanently repair and stabilize the foundation. If you have a uneven foundation, we can install a series of foundation piers to stabilize the foundation. The location and amount of sinking will determine if we use helical or push piers. Both are very strong and can help stabilize your foundation. If your basement walls are bowing, depending on how badly the wall is bowing, we have some potential options. We can install a system of wall anchors, these are 2 large steel plates and these are connected by a long, steel rod, or c shaped braces that sit directly against the problem area to force them back in line and prevent further bowing, we also can apply carbon fiber straps to strengthen weak spots and prevent the wall from bowing. When properly used, these products can repair the bowed wall and stop it from coming out of alignment again.
Crawl Space Solutions
In the greater Chicagoland area, many of the homes were built with crawl spaces instead of basements. For many years, they were constructed with vents to the outside where were intended to help fresh air flow into the space and keep it dry. Unfortunately, the opposite is usually what happens. The vents allow water to enter the space when it rains or snows and the vents prevent proper evaporation which causes the humidity levels to stay high which can foster the growth of mildew. We have found that up to ½ of the air in your home has come up through the crawl space so having the space closed off from the elements and keeping the humidity levels low can increase the overall air quality in your home.
Our team has been working with crawl spaces as long as we have been in business and we know the proper way to close them off and control high humidity. We do this using a process known as encapsulation which is the installation of a series of vapor barriers, sometimes accompanied by insulation products, which are thick plastic and vinyl sheeting as well as vent covers and a heavy duty door that can seal the area totally and stop any unwanted moisture from entering. Closing the area will also stop bugs and animals from settling in the crawl space which will keep any appliances there safe and allow you to use it for storage. Once your crawl space is protected, we can install a combination dehumidifier and air filter. This will reduce the excess humidity to a proper level as well as remove pollutants from the air.
We also provide a number of services to add features to your basement. We carry basement windows to increase the air flow or provide additional light in the area. After we install a waterproofing system, we can install a wall system that is waterproof as well as resistant to the growth of mildew. When you are building a new home, our new construction waterproofing solutions can prevent any potential future water problems. Even if you've already got a waterproofing system in place, we can perform our preventive maintenance inspection to ensure it continues to work at peak efficiency.
