Your basement is an important part of the home whether it is being used for storage or if you have a finished space down there. Due to this, it is important that the area is free of standing water and protected from flooding and excess humidity. Due to the fact that water can get into a basement by a number of different places, that means there have to be a variety of repair possibilities that we will use to keep the water under control. The primary places that water leaks in is through cracks in the walls, which are usually in concrete or at mortar joints between blocks, at the cove joint, which is where the walls and floor connect, and finally at windows that are at or below the soil.
Regardless of where the problem may be, we have solutions that are designed to collect, transport, and remove water from the basement. If there are leaky wall cracks, the first step is installing a wall crack repair to stop the crack from leaking and growing. If water is leaking at the cove joint or even the windows, installing a custom drainage system will help remove the water from the basement. In some extreme locations, occasionally with stone, brick, or block foundations on older homes, we will recommend installing one of our entire wall solution that is comprised of a floor to ceiling heavy duty liner that will collect and divert water. If you've already got a waterproofing system in place but it cannot keep up with demand, we can replace it with a new, more powerful sump pump to help the system keep up with the demand. In addition to installing systems, we can also upgrade the drainage in the yard to help stop water from standing next to the home and seeping in.
Structural Foundation Repair
The homes foundation is quite possibly one of the most important areas of the home. It not only supports the building itself but it also creates the basement walls. If there are foundation problems, usually, they will show themselves as stair stepping cracks in the outside brickwork, long cracks that run along the foundation or along basement walls. You may also notice that the windows or doors will not open or close easily or even cracks at the corners of them. You may also see a problem where the basement walls are buckling into the area. You may not think these problems seem problematic when you notice them, each of them are indicative of a sinking or settling foundation and they should be evaluated by an expert for particular problems to determine what type of a repair needs to be in place.
Thankfully, the most common foundation problems stem from similar issues and our professionals are very good at spotting these issues. We can utilize a repair solution intended for your specific problem to permanently repair and stabilize the foundation. If you have a uneven foundation, we will install a series of foundation piers to correct the problem. Depending on how bad it is and where it is, we will use either helical piers or push piers. Both are very strong and are able to stabilize your foundation. If you've got bowing basement walls, depending on how the severity of the bowing wall, it can be solved with a few different options. Our team can utilize a series of wall anchors which are 2 large steel plates and these are connected by a long, steel rod, or tall braces that are installed vertically against the cracks to push them back in line and control further bowing, or carbon fiber straps to strengthen weak areas and prevent the wall from bowing. When properly used, these products will correct the buckling wall and prevent it from coming out of alignment.
Crawl Space Solutions
In our area, there are many homes that are built with crawl spaces in addition to basements. As long as there have been crawl spaces, they were constructed with vents which was intended to increase air flow into the area and keep it dry. Unfortunately, this is rarely what happens. The vents allow water to enter the space when it rains or snows and the vents prevent proper evaporation which causes the humidity levels to stay high which will eventually foster the growth of mildew. Up to half of the air in your home can come up through the crawl space so having the space closed off from the outside and controlling excess humidity will increase the overall air quality in your home.
Our team has been encapsulating crawl spaces since we opened our doors and we know the proper way to seal them off and control high humidity. We do this using a process known as encapsulation which is the installation of a heavy duty liner, occasionally installed with insulation products, and are thick plastic and vinyl sheets as well as vent covers and a sturdy door that will close off the area completely and prevent any unwanted moisture from entering. Closing the area will also prevent critters and animals from getting in the crawl space which will help keep any appliances there safe and allow you to use it for storage. After the crawl space is closed off, we will install a combination dehumidifier and air filter. This will control any excess humidity in addition to removing pollutants from the air.
We also provide a number of services to help add features to your basement area. We can upgrade, replace, or install new basement windows to increase the air flow or provide additional light in the area. After we install a waterproofing system, we can install a wall system that is both waterproof as well as resistant to mildew growth. If you are building a new home, we can install a system of new construction waterproofing systems to prevent any potential future water problems. Even if you've have a waterproofing system we did not install in place, we can perform our preventive maintenance inspection so you know it will continue to work at peak efficiency.
