The basement is an important area of your home regardless of if it is being used as a storage area or if you have a finished space down there. Because of this, it is necessary that the entire area is free of standing water and excess humidity and flooding are controlled. Due to the fact that water can get into a basement through a variety of possible paths, there are a number of repair solutions and products that we will install to prevent damage to the area. The main places that water leaks in is through cracks in the basement walls, whether these are in concrete or at mortar joints between blocks, at the cove joint, which is where the basement wall and floor connect, and finally at the windows that may be at or below grade.
No matter where the problem may be, we've got solutions that will control, divert, and eject the water from your basement. If there are leaking wall cracks, the first thing to do is installing a wall crack repair to control the crack growth and leaking. When the water is coming in at the cove or even at basement windows, installing a custom drainage system can help remove the water from your basement. In some of the more problematic instances, usually with old homes that have stone, block, or brick foundations, we will install an entire wall solution that is made up of a floor to ceiling heavy duty liner to collect and divert water. Occasionally there is already a waterproofing system in place but it cannot keep up with the water, we can replace it with a new, upgraded sump pump to breathe new life into the system. We aren't just installing systems, we can also improve the drainage in your yard to assist with preventing water from pooling next to the home and seeping in.
Structural Foundation Repair
Your homes foundation is easily one of, if not the, most important areas of the home. It not only holds the home itself but it also creates the basement walls. When you've got foundation problems, usually, they will manifest themselves as diagonal cracks in the brickwork, cracks that run the length of the foundation or along the basement walls. You may also notice that the windows or doors will stick when you open or close them or there may be cracks at the corners of them. You may also see an issue where the basement walls are bowing inward. You may not think these problems seem serious at first, each of them are indicative of a sinking or settling foundation and it is important to have an expert evaluate the foundation for specific problems and determine what type of a repair needs to be performed.
Thankfully, the most common foundation problems have very similar causes and our professionals are very good at evaluating those problems. We can utilize a repair solution that is for your specific issue to permanently repair and stabilize the foundation or walls. If the problem is a sloping foundation, we will implement a series of foundation piers to correct the problem. Depending on how bad it is and where it is, we will use either helical piers or push piers. Both types are very strong and can help stabilize your foundation. If you've got bowing basement walls, depending on how much the wall is buckling, there are a few potential options. We can utilize a series of wall anchors, these are 2 large steel plates and these are connected by a long, steel rod, or c shaped braces that are installed vertically against the cracks to push the section back in line and stop further bowing, or even carbon fiber straps to strengthen along cracks and prevent the wall from bowing. When properly used, these products will correct the bowed wall and stop it from coming out of alignment again.
Crawl Space Solutions
In our area, there are many homes that are built with crawl spaces instead of basements. As long as there have been crawl spaces, these were constructed with vents which was intended to increase fresh air flow through the area and keep it dry. Unfortunately, the opposite is usually what happens. The vents allow water to enter the space during rain and snow storms and the vents hinder airflow which causes the humidity levels to stay high which will eventually foster the growth of mildew. Studies have shown that up to ½ of the air in your home comes up through the crawl space so having the space closed off from the weather and keeping the humidity levels low will increase the overall air quality in your home.
Our team has been helping customers with their crawl spaces since we opened our doors and we know the most efficient way to close them off and control high humidity. This is done using a process known as encapsulation which is the installation of a heavy duty liner, occasionally installed with insulation products, and are strong plastic and vinyl sheets as well as covers to close off existing vents and a heavy duty door that will seal the area totally and stop any unwanted moisture from entering. This will also stop rodents and animals from moving in your crawl space which will help keep any equipment there safe and allow you to use it for storage. After the crawl space is protected, we will install an air quality control system which is a dehumidifier and air filter. It will control any excess humidity as well as remove pollutants from the air.
We also offer a variety of services to help improve the basement and crawl space areas of your home. We carry basement windows to increase the air flow or increase the amount of light in the area. During basement waterproofing, we can help with pre-finishing the area by installing a wall system that is waterproof as well as resistant to mildew growth. When you are building a new home, we can install a system of new construction waterproofing systems to prevent any water from entering the home before it can become a problem. If you've have a waterproofing system we did not install in place, we can perform our preventive maintenance inspection to ensure it continues to work at peak efficiency.
