Your basement is an important part of your home regardless of if you're using it for storage or have finished the area. This means it is important that the entire area is free of standing water and protected from flooding and excess humidity. Since water can get into a basement by a variety of different places, there are a variety of repair options that we will install to prevent damage to the area. The most common places that we find water leaking is through cracks in the walls, whether these are in concrete or at the joints where the blocks meet, at the cove joint, where the walls and floor connect, and finally at the windows that may be at or below the soil.
No matter where the problem may be, we have solutions that will collect, divert, and remove the water from your basement. If you have leaky cracks, the first step is installing a wall crack repair method to control the crack growth and leaking. If the water is leaking at the cove joint or even at your windows, installing a custom drainage system will remove the water from your basement. In some problematic cases, typically with old homes that have stone, block, or brick foundations, we will install one of our entire wall solution that is made up of a floor to ceiling heavy duty liner that will collect and divert water. Occasionally there is already a waterproofing system installed but it struggles to keep up with the water, we can install a new, upgraded sump pump to breathe new life into the system. On top of installing systems, we can also help you upgrade the drainage in your yard to help prevent water from standing next to the home and seeping in.
Structural Foundation Repair
Your homes foundation is easily one of, if not the, most important parts. It not only supports the building itself but it also is the basement walls. If there are foundation problems, they will generally present themselves as stair stepping cracks in the brickwork, horizontal cracks that run the length of the foundation or along the basement walls. You may also notice that the doors will get stuck or there may be cracks at the corners of them. You may also have an issue where the basement walls are coming into the basement. While these problems may not seem problematic when you notice them, each of them are indicative of a sinking or settling foundation and it is important to have an expert evaluate the foundation for problems to determine what type of a repair needs to be installed.
It is good that the most common foundation problems stem from similar issues and our team is very good at spotting those issues. We can utilize a repair solution that is for your specific problem to permanently repair and stabilize the foundation or walls. If there is a sinking foundation, we will implement a series of foundation piers to correct the problem. The location and amount of sinking will determine if we use helical or push piers. Both are very strong and can help stabilize your foundation. If you have basement walls that are bowing, depending on how much the wall is buckling, we have a few potential options. We can install a system of wall anchors, these are 2 large steel plates and these are connected by a long, steel rod, or c shaped braces that are installed vertically against the cracks to push them back in line and prevent further bowing, or even carbon fiber straps to strengthen along cracks and prevent the wall from bowing. When properly used, these products will repair the buckling wall and prevent it from coming out of alignment.
Crawl Space Solutions
In our area, many of the homes were built with crawl spaces instead of basements. For many years, they were created with vents to the outside where were intended to help air flow into the area and keep it dry. Unfortunately, the opposite is usually what happens. Having open vents allows water to enter the space during rain and snow storms and the vents hinder airflow which causes the humidity levels to stay high which can facilitate the growth of mildew. Up to ½ of the air in your home has come up through the crawl space so ensuring this area is protected from the outside and keeping the humidity levels low will improve the overall air quality in your home.
Our team has been dealing with crawl spaces since we opened our doors and we know the most efficient way to seal them off and control high humidity. This is done using a process called encapsulation which is the installation of a series of vapor barriers, sometimes accompanied by insulation products, and are thick plastic and vinyl sheeting as well as vent covers and a sturdy door that will seal the area completely and prevent any unwanted moisture from entering. Closing the area will also prevent pests and animals from settling in your crawl space which will keep any appliances there safe and allow you to use it for storage. Once the crawl space is protected, we will install an air filter and dehumidifier to improve the indoor air quality. This will prevent high levels of humidity as well as remove pollutants from the air.
We also offer a variety of services to upgrade your basement area. We have basement windows to improve the air flow or provide additional light in the area. After we install a waterproofing system, we can install a wall system that is waterproof and resistant to the growth of mildew. When you are building a new home, our new construction waterproofing solutions can stop any water from entering the home before it can become a problem. If you've have a waterproofing system we did not install in place, we can perform our preventive maintenance inspection so you know it will continue to work at peak efficiency.
