Your basement is a very important area of the home whether it is only being used as a storage area or if you have a finished space down there. Because of this, it is necessary that the area is free of standing water and any type of flooding is prevented. Because water can get into the basement through a number of possible places, that means there have to be a variety of repair possibilities that we will use to keep the water under control. The most common places that we find water leaking is at cracks in the foundation walls, whether these are in concrete or at the joints where the blocks meet, at the cove joint, where the foundation walls and floor meet, and at windows that may be at or below grade.
Regardless of where the problem lies we've got solutions that will collect, divert, and remove the water from the basement. If you've got dripping basement cracks, the first thing to do is implementing a wall crack repair to prevent the crack from growing and leaking. If the water is leaking at the cove joint or even at basement windows, installing a custom drainage system can remove the water from the basement. In some problematic locations, occasionally with old homes that have stone, block, or brick foundations, we will recommend installing one of our entire wall solution that is made up of a full height liner to collect and divert water. Occasionally there is already a waterproofing system in place but it cannot keep up with the water, we can install a new, upgraded sump pump to help the system keep up with the demand. On top of installing systems, we can also help you upgrade the drainage in the yard to help stop water from standing at the foundation and seeping in.
Structural Foundation Repair
The homes foundation is easily one of the most important areas of the home. It not only holds the structure itself but it also forms the basement walls. If there are foundation problems, usually, they will present themselves as stair stepping cracks in your brickwork, cracks that run along the foundation or along the basement walls. Sometimes, you will see that your doors and windows will get stuck or there may be cracks at the corners of them. You may also see an issue where your basement walls are bowing into the basement. While these issues may not seem problematic at first, each of them are indicative of a sinking or settling foundation which should be looked at by a professional for particular problems and determine what type of a repair needs to be installed.
It is good that the most common foundation problems stem from similar issues and our experts are very good at evaluating those problems. We can offer a repair solution designed for your particular problem to permanently repair and stabilize the foundation or walls. If you've got a sloping foundation, we will install a system of foundation piers to correct the problem. Depending on how bad it is and where it is, we will use either helical piers or push piers. Both types of piers are very strong and can stabilize your foundation. If your basement walls are bowing, depending on how badly the wall is bowing, we have a few potential options. Our team can install a system of wall anchors which are 2 large steel plates connected by a long, steel rod, or c shaped braces that we mount vertically against the problem area to force the section back in line and stop further bowing, or even carbon fiber straps to strengthen along cracks and prevent the wall from bowing. If they are correctly installed, these products will repair the bowing wall and prevent it from coming out of alignment again.
Crawl Space Solutions
In the greater Chicagoland area, many of the homes were built with crawl space areas and not basements. As long as there have been crawl spaces, they were created with open vents to the outside where were intended to help fresh air flow through the area and keep it dry. Unfortunately, this is rarely what happens. The vents allow water to get in during rain and snow storms and the vents prevent proper evaporation which causes the humidity levels to stay high which will eventually foster the growth of mildew. We have found that up to 50% of the air in your home has come up through the crawl space so ensuring this area is closed off from the outside and controlling excess humidity will increase the overall air quality in your home.
We have been enclosing crawl spaces since we opened our doors and we know the proper way to close them off and control high humidity. We do this using a process called encapsulation which is the installation of a heavy duty liner, occasionally installed with insulation products, and are strong plastic and vinyl sheeting as well as vent covers and a heavy duty door that will seal the area totally and prevent any excess moisture from entering. Encapsulation will also prevent critters and animals from settling in the crawl space which will keep any items there safe and allow you to use it for storage. Once your crawl space is encapsulated, we will install an air filter and dehumidifier to improve the indoor air quality. This will prevent high levels of humidity in addition to removing pollutants from the air.
We also provide a number of services to improve your basement area. We carry basement windows to increase the air flow or increase the amount of light in the area. When waterproofing the basement, we can help with pre-finishing the area by installing a wall system that is both waterproof as well as resistant to mildew growth. When you are building a new home, we can install a system of new construction waterproofing systems to stop any potential future water problems. Even if you've have a waterproofing system we did not install in place, we can perform our preventive maintenance testing so you know it will continue to work at peak efficiency.
