The basement is a very important part of the home regardless of if it is only being used for storage or have already finished the area. Due to this, it is important that the space is dry and any type of flooding is prevented. Because water can get into your basement using a variety of different places, there needs to be a number of repair solutions and products that we can install to keep the area safe. The primary places that water leaks in is at cracks in the foundation walls, whether these are in concrete or at the joints where the blocks meet, at the cove joint, which is where the foundation wall and floor meet, and at any windows that are at or even below grade.
Regardless of where the problem lies we've got solutions that will collect, transport, and eject the water from the basement. If you've got leaking cracks, the first step is implementing a wall crack repair procedure to stop the crack from leaking and growing. If the water is leaking at the cove or even your windows, installing a custom drainage system can remove the water from the basement. In some of the more extreme locations, typically with older block, brick, or stone foundations, we can install an entire wall solution that is made up of a floor to ceiling liner to collect and divert water. Sometimes people already have a waterproofing system in the basement but it struggles to keep up with the water, we can install a new, upgraded sump pump to make the system as good as new. On top of installing systems, we can also upgrade the drainage in the yard to assist with preventing water from sitting at the foundation and seeping in.
Structural Foundation Repair
The homes foundation is easily one of, if not the, most important areas of the home. It not only supports the structure itself but it also is the basement walls. If there are foundation problems, they will generally present themselves as stair stepping cracks in your brickwork, long cracks that run along the foundation or along the basement walls. Sometimes, you will see that your doors will not open or close easily or there may be cracks at the corners of them. You may also see a problem where your basement walls are coming into the basement. You may not think these issues seem problematic at first, they are all indicators of a sinking or settling foundation and they should be evaluated by an expert for problems to determine if a repair needs to be installed.
It is good that the most common foundation problems stem from similar issues and our team is very good at spotting these issues. We can utilize a repair solution that is for your specific problem to permanently repair and stabilize the foundation or walls. If there is a uneven foundation, we can install a system of foundation piers to correct the problem. The location and amount of sinking will determine if we use helical or push piers. Both types of piers are very strong and can stabilize your foundation. If you've got bowing basement walls, depending on how badly the wall is bowing, there are a few possible options. Our team can install a series of wall anchors, these are 2 large steel plates that are connected by a long, steel rod, or tall braces that are installed vertically against the problem area to push the section back in line and prevent further bowing, we also can apply carbon fiber straps to strengthen weak areas and prevent the wall from bowing. If they are correctly installed, these products can correct the buckling wall and prevent it from coming out of alignment again.
Crawl Space Solutions
In the greater Chicagoland area, there are many homes that are built with crawl space areas and not basements. As long as there have been crawl spaces, these were created with open vents to the outside where were intended to help fresh air flow into the space and keep it dry. Unfortunately, this is rarely what happens. The vents allow water to get in during rain and snow storms and the vents hinder airflow which causes the humidity levels to stay high which will eventually harbor the growth of mildew. We have found that up to 50% of the air in your home has come up through the crawl space so ensuring this area is closed off from the weather and controlling excess humidity can increase the overall air quality in your home.
We have been enclosing crawl spaces since we opened our doors and we know the most efficient way to close them off and control high humidity. We do this using a process called encapsulation which is the installation of a heavy duty liner, occasionally installed with insulation products, and are strong plastic and vinyl sheeting as well as vent covers and a heavy duty door that can close off the area completely and prevent any unwanted moisture from entering. Closing the area will also prevent critters and animals from settling in the crawl space which will keep any appliances there safe and allow you to use it for storage. After your crawl space is encapsulated, we can install an air quality control system which is a dehumidifier and air filter. This will reduce the excess humidity to a proper level as well as remove pollutants from the air.
We also offer a variety of services to improve your basement. We carry basement windows to increase the air flow or provide additional light in the area. After we install a waterproofing system, we can help with pre-finishing the area by installing a wall system that is both waterproof and resistant to the growth of mildew. When you are building a new home, we can install a system of new construction waterproofing systems to prevent any water from entering the home before it can become a problem. Even if you've have a waterproofing system we did not install in place, we can perform our preventive maintenance testing to ensure it continues to work at peak efficiency.
