Your basement is a very important area of the home regardless of if it is only being used as storage or if you have a finished space down there. Due to this, it is important that the space is free of standing water and protected from flooding and excess humidity. Since water is able to get into your basement through a number of different paths, there are a number of repair possibilities that we will use to prevent damage to the area. The most common places that we see water leaks is through cracks in the foundation walls, whether these are in concrete or at the joints where the blocks meet, at the cove joint, which is where the foundation wall and floor meet, and finally at the windows that may be at or even below grade.
No matter where the problem may be, we have solutions that are designed to collect, divert, and eject water from the basement. If you have dripping cracks, the first thing to do is installing a wall crack repair procedure to control the crack growth and leaking. If water is coming in at the cove or even basement windows, having a custom drainage system installed will help remove the water from the basement. In some problematic cases, usually with older block, brick, or stone foundations, we will recommend installing an entire wall solution that is a floor to ceiling heavy duty liner to collect and divert water. If you've already got a waterproofing system in place but it cannot keep up with demand, we can install a new, more powerful sump pump to breathe new life into the system. On top of installing systems, we can also upgrade the drainage in the yard to help keep water from pooling at the foundation and seeping in.
Structural Foundation Repair
The homes foundation is easily one of, if not the, most important parts. It not only supports the building itself but it also forms the basement walls. If there are foundation problems, usually, they will manifest themselves in the form of diagonal cracks in your outside brickwork, cracks that run the length of the foundation or along basement walls. You may also notice that your doors or windows will stick when you open or close them or even cracks at the corners of them. You may also see a problem where your basement walls are pressing inward. While these issues may not seem problematic at first, they are all indicative of a sinking or settling foundation and they should be evaluated by an expert for particular problems to determine what type of a repair needs to be performed.
It is good that the most common foundation problems have very similar causes and our professionals are very good at spotting those issues. We can implement a repair solution intended for your particular issue to permanently repair and stabilize the foundation. If you have a uneven foundation, we will implement a series of foundation piers to stabilize the foundation. Depending on how bad it is and where it is, we will use either helical piers or push piers. Both types of piers are very strong and can help stabilize your foundation. If your basement walls are bowing, depending on how badly the wall is bowing, it can be solved with some different options. We can utilize a system of wall anchors, these are 2 large plates connected by a long, steel rod, or c shaped braces that are installed vertically against the cracks to push them back in line and stop further bowing, or even carbon fiber straps and staples to strengthen weak spots and prevent the wall from bowing. These products will straighten the buckling wall and prevent it from coming out of alignment.
Crawl Space Solutions
In our area, many of the homes were built with crawl space areas in addition to basements. As long as there have been crawl spaces, these were constructed with vents which was intended to increase fresh air flow into the space and keep it dry. Unfortunately, the opposite is usually what happens. Having open vents allows water to get in when it rains or snows and the vents hinder airflow which causes the humidity levels to stay high which will eventually foster the growth of mildew. We have found that up to ½ of the air in your home has come up through the crawl space so ensuring the crawl space is closed off from the elements and controlling excess humidity will increase the overall air quality in your home.
Perma-Seal has been helping customers with their crawl spaces as long as we have been in business and we know the most efficient way to close them off and control high humidity. We do this using a process known as encapsulation which is the installation of a heavy duty liner, occasionally installed with insulation products, and are thick plastic and vinyl sheets as well as vent covers and a heavy duty door that will close off the area totally and prevent any unwanted moisture from entering. Closing the area will also prevent pests and animals from getting in the crawl space which will help keep any items there safe and allow you to use it for storage. Once your crawl space is protected, we will install a combination dehumidifier and air filter. It will control any excess humidity as well as remove pollutants from the air.
We also provide a number of services to help improve the basement and crawl space areas of your home. We can upgrade, replace, or install new basement windows to increase the air flow or provide additional light in the area. When waterproofing the basement, we can help with pre-finishing the area by installing a wall system that is both waterproof as well as resistant to the growth of mildew. If you are building a new home, we can install a system of new construction waterproofing systems to prevent any potential future water problems. Even if you've have a waterproofing system we did not install in place, we can perform our preventive maintenance service so you know it will continue to work at peak efficiency.
