The basement is a very important part of the home whether you're using it as a storage area or have already finished the area. This means it is important that the area is dry and any flooding is prevented. Due to the fact that water can get into a basement by a number of possible places, that means there have to be a number of repair solutions and products that we will utilize to prevent damage to the area. The most common places that water is entering is through cracks in the foundation walls, which are usually in concrete or at mortar joints between blocks, at the cove joint, which is where the foundation wall and floor meet, and at any windows that are at or even below the soil.
No matter where you're having the problem we've got solutions that will collect, transport, and remove the water from the basement. If there are leaky basement cracks, the first thing to do is implementing a wall crack repair to prevent the crack from growing and leaking. When the water is coming in at the cove joint or even basement windows, having a custom drainage system installed can remove the water from the basement. In some of the more extreme instances, occasionally with older block, brick, or stone foundations, we will install an entire wall solution that is a floor to ceiling liner to collect and divert water. If you've already got a waterproofing system installed but it cannot keep up with demand, we can install a new, upgraded sump pump to breathe new life into the system. On top of installing systems, we can also evaluate the drainage in the yard to help keep water from pooling at the foundation and seeping in.
Structural Foundation Repair
Your homes foundation is quite possibly one of, if not the, most important parts. It not only supports the building itself but it also is the basement walls. When there are foundation problems, they will generally show themselves as stair stepping cracks in the brickwork, cracks that run along the foundation or across the basement walls. Sometimes, you will see that the doors and windows will stick when you open or close them or there may be cracks at the corners of them. There may also be a problem where the basement walls are bowing into the area. You may not think these problems seem serious when you notice them, they are all indicative of a sinking or settling foundation which should be looked at by a professional for particular problems and determine what type of a repair needs to be installed.
It is good that the most common foundation problems have very similar causes and our team is very good at spotting these issues. We can utilize a repair product intended for your specific problem to permanently repair and stabilize the foundation. If there is a uneven foundation, we will implement a system of foundation piers to correct the problem. We will install either push piers or helical piers, depending on where and how bad the sinking is. Both are very strong and can help stabilize your foundation. If your basement walls are bowing, depending on how badly the wall is bowing, there are some different options. Our team can install a system of wall anchors which are 2 large plates and these are connected by a long, steel rod, or c shaped braces that we mount vertically against the cracks to push them back in line and control further bowing, or carbon fiber staples to strengthen weak areas and prevent the wall from bowing. When properly used, these products will correct the bowed wall and prevent it from coming out of alignment again.
Crawl Space Solutions
In the greater Chicagoland area, there are many homes that are built with crawl space areas and not basements. As long as there have been crawl spaces, they were built with vents which was intended to increase fresh air flow into the area and keep it dry. Unfortunately, the opposite is usually what happens. The vents allow water to get in during rain and snow storms and the vents hinder airflow which causes the humidity levels to stay high which will eventually foster the growth of mildew. Studies have shown that up to ½ of the air in your home comes up through the crawl space so ensuring this area is closed off from the elements and keeping the humidity levels low will increase the overall air quality in your home.
Perma-Seal has been helping customers with their crawl spaces as long as we have been in business and we know the proper way to close them off and control the humidity. We do this using a method called encapsulation which is the installation of a thick liner or vapor barrier, sometimes accompanied by insulation products, which are heavy duty plastic and vinyl sheets as well as covers to close off existing vents and a heavy duty door that will seal the area totally and prevent any unwanted moisture from entering. Closing the area will also prevent rodents and animals from settling in the crawl space which will keep any items there safe and allow you to use it for storage. Once the crawl space is encapsulated, we will install an air filter and dehumidifier to improve the indoor air quality. This will reduce the excess humidity to a proper level in addition to removing pollutants from the air.
We also offer a number of services to add features to the basement and crawl space areas of your home. We can upgrade your basement windows to increase the air flow or provide additional light in the area. When waterproofing the basement, we can install our wall system as part of a pre-finishing service that is both waterproof as well as resistant to the growth of mildew. If you are building a new home, we can install a system of new construction waterproofing systems to stop any potential future water problems. Even if you've have a waterproofing system we did not install in place, we can perform our preventive maintenance inspection so you know it will continue to work at peak efficiency.
