Your basement is a very important area of the home whether you're using it as a storage area or have finished the area. Because of this, it is important that the entire space is free of standing water and excess humidity and flooding are controlled. Since water is able to get into your basement using a variety of possible paths, there are a variety of repair options that we will use to keep the water under control. The primary places that we see water leaks is through cracks in the foundation walls, whether these are in concrete or at the joints where the blocks meet, at the cove joint, which is where the foundation walls and floor meet, and at the windows that may be at or even below grade.
No matter where you're having the problem there are solutions that will control, transport, and remove the water from the basement. If you've got leaky basement cracks, the first thing to do is implementing a wall crack repair to prevent the crack from growing and leaking. If the water is leaking at the cove or even at your windows, installing a custom drainage system can help remove the water from the basement. In some of the more problematic locations, usually with stone, brick, or block foundations on older homes, we will install one of our entire wall solution that is comprised of a floor to ceiling liner that will collect and divert water. Occasionally there is already a waterproofing system in place but it is unable to keep up with demand, we can replace it with a new, upgraded sump pump to make the system as good as new. On top of installing systems, we can also upgrade the drainage in the yard to help prevent water from standing at the foundation and seeping in.
Structural Foundation Repair
The homes foundation is easily one of the most important parts. It not only holds the home itself but it also creates the basement walls. If you have any foundation problems, normally they will present themselves as diagonal cracks in your outside brickwork, horizontal cracks that run along the foundation or across the basement walls. You may also notice that your doors or windows will stick when you open or close them or there may be cracks at the corners of them. You may also see an issue where your basement walls are coming inward. While these problems may not seem critical when you notice them, each of them are indicative of a sinking or settling foundation and they should be evaluated by an expert for specific problems to determine what type of a repair needs to be in place.
Thankfully, the most common foundation problems have very similar causes and our professionals are very good at tracking down these issues. We can implement a repair solution that is for your particular problem to permanently repair and stabilize the foundation or walls. If you've got a sinking foundation, we will implement a system of foundation piers to correct the problem. We will install either push piers or helical piers, depending on where and how bad the sinking is. Both types are very strong and can stabilize your foundation. If your basement walls are bowing, depending on how badly the wall is bowing, we have some potential options. We can utilize a series of wall anchors, these are 2 large steel plates that are connected by a long, steel rod, or tall braces that are installed directly against the problem area to force the section back in line and control further bowing, or even carbon fiber straps to strengthen weak spots and prevent the wall from bowing. These products will repair the bowed wall and prevent it from coming out of alignment again.
Crawl Space Solutions
In Mooseheart, many of the homes are built with crawl space areas in addition to basements. As long as there have been crawl spaces, they were constructed with open vents which was intended to increase fresh air flow through the space and keep it dry. Unfortunately, this is rarely what happens. The vents allow water to get in during rain and snow storms and the vents prevent proper evaporation which causes the humidity levels to stay high which can foster the growth of mildew. We have found that up to half of the air in your home can come up through the crawl space so having the space closed off from the elements and controlling excess humidity will improve the overall air quality in your home.
We have been dealing with crawl spaces as long as we have been in business and we know the proper way to seal them off and control high humidity. This is done using a process called encapsulation which is the installation of a heavy duty liner, occasionally installed with insulation products, which are sturdy plastic and vinyl sheeting as well as covers to close off existing vents and a sturdy door that will seal the area completely and prevent any unwanted moisture from entering. Closing the area will also prevent rodents and animals from moving in the crawl space which will help keep any appliances there safe and allow you to use it for storage. After your crawl space is protected, we will install an air quality control system which is a dehumidifier and air filter. This will prevent high levels of humidity in addition to removing pollutants from the air.
We also offer a variety of services to help upgrade your basement. We carry basement windows to improve the air flow or provide additional light in the area. During basement waterproofing, we can install a wall system that is both waterproof as well as resistant to the growth of mildew. When you are building a new home, we can install a system of new construction waterproofing systems to stop any water from entering the home before it can become a problem. Even if you've already got a waterproofing system in place, we can perform our preventive maintenance inspection to ensure it continues to work at peak efficiency.
