Your basement is an important area of the home regardless of if it is only being used for storage or if you have a finished space down there. Because of this, it is important that the entire area is dry and protected from flooding and excess humidity. Since water is able to get into the basement using a variety of possible paths, that means there have to be a number of repair solutions and products that we will install to prevent damage to the area. The most common places that we see water leaks is at cracks in the walls, which are usually in concrete or at the joints where the blocks meet, at the cove joint, which is where the wall and floor connect, and at the windows that are at or even below the soil.
No matter where the problem may be, we have solutions that can collect, divert, and eject the water from the basement. If there are dripping basement cracks, the first thing to do is implementing a wall crack repair to control the crack growth and leaking. If the water is leaking at the cove or even at basement windows, having a custom drainage system installed will remove the water from the basement. In some of the more extreme locations, occasionally with stone, brick, or block foundations on older homes, we will install an entire wall solution that is comprised of a floor to ceiling liner to collect and divert water. Sometimes people already have a waterproofing system in place but it is unable to keep up with flooding water, we can install a new, more powerful sump pump to make the system as good as new. In addition to installing systems, we can also improve the drainage in the yard to assist with preventing water from standing next to the home and seeping in.
Structural Foundation Repair
Your foundation is easily one of the most important areas of the home. It not only supports the home itself but it also is the basement walls. If you have any foundation problems, usually, they will show themselves in the form of stair stepping cracks in your brickwork, cracks that run the length of the foundation or across the basement walls. Sometimes, you will see that your windows and doors will stick when you open or close them or even cracks at the corners of them. You may also see a problem where your basement walls are pressing into the area. While these problems may not seem serious at first, each of them are indicative of a sinking or settling foundation and they should be evaluated by an expert for specific problems and determine what type of a repair needs to be in place.
Thankfully, many foundation problems are caused by similar things and our professionals are very good at noticing these issues. We can utilize a repair solution intended for your exact problem to permanently repair and stabilize the foundation or walls. If there is a uneven foundation, we will install a series of foundation piers to level the foundation. The location and amount of sinking will determine if we use helical or push piers. Both types are very strong and are able to stabilize your foundation. If you've got bowing basement walls, depending on how the severity of the bowing wall, it can be solved with some possible options. We can utilize a system of wall anchors which are 2 large steel plates connected by a long, steel rod, or c shaped braces that are installed vertically against the problem area to force them back in line and prevent further bowing, or carbon fiber staples to strengthen weak spots and prevent the wall from bowing. If they are correctly installed, these products will straighten the bowing wall and prevent it from coming out of alignment again.
Crawl Space Solutions
In our area, many of the homes were built with crawl space areas and not basements. As long as there have been crawl spaces, these were constructed with vents to the outside where were intended to help fresh air flow into the area and keep it dry. Unfortunately, this is rarely what happens. Having open vents allows water to get in during rain and snow storms and then it never leaves which causes the humidity levels to stay high which can foster the growth of mildew. Studies have shown that up to half of the air in your home comes up through the crawl space so ensuring the crawl space is protected from the elements and keeping the humidity levels low will improve the overall air quality in your home.
Our team has been helping customers with their crawl spaces as long as we have been in business and we know the best way to close them off and control the humidity. We do this using a method called encapsulation which is the installation of a thick liner or vapor barrier, occasionally installed with insulation products, and are strong plastic and vinyl sheets as well as covers to close off existing vents and a heavy duty door that will close off the area completely and prevent any excess moisture from entering. Encapsulation will also prevent rodents and animals from settling in the crawl space which will keep any equipment there safe and allow you to use it for storage. After your crawl space is encapsulated, we will install a combination dehumidifier and air filter. This will control any excess humidity in addition to removing pollutants from the air.
We also offer a variety of services to upgrade your basement. We have basement windows to improve the air flow or increase the amount of light in the area. During basement waterproofing, we can help with pre-finishing the area by installing a wall system that is both waterproof as well as resistant to mildew growth. If you are building a new home, our new construction waterproofing solutions can stop any water from entering the home before it can become a problem. If you've have a waterproofing system we did not install in place, we can perform our preventive maintenance service so you know it will continue to work at peak efficiency.
