The basement is a very important part of the home whether you're using it as a storage area or if you have a finished space down there. Because of this, it is important that the entire area is free of standing water and any type of flooding is prevented. Because water can get into a basement using a number of possible paths, that means there have to be a number of repair options that we will install to prevent damage to the area. The primary places that we see water leaks is at cracks in the foundation walls, which are usually in concrete or at mortar joints between blocks, at the cove joint, where the foundation walls and floor meet, and at the windows that may be at or even below the soil.
No matter where the problem lies we have solutions that will collect, transport, and eject the water from the basement. If you have leaky cracks, the first step is installing a wall crack repair method to stop the crack from leaking and growing. If the water is leaking at the cove joint or even at the windows, having a custom drainage system installed can remove the water from the basement. In some extreme locations, typically with old homes that have stone, block, or brick foundations, we will recommend installing one of our entire wall solution that is comprised of a full height liner to collect and divert water. Occasionally there is already a waterproofing system in the basement but it cannot keep up with the water, we can replace it with a new, more powerful sump pump to help the system keep up with the demand. We aren't just installing systems, we can also improve the drainage in the yard to help stop water from sitting at the foundation and seeping in.
Structural Foundation Repair
The homes foundation is quite possibly one of the most important areas of the home. It not only supports the structure itself but it also creates the basement walls. If there are foundation problems, normally they will present themselves as diagonal cracks in the brickwork, long cracks that run along the foundation or along the basement walls. Sometimes, you will see that the windows or doors will stick when you open or close them or there may be cracks at the corners of them. You may also see a problem where the basement walls are coming into the basement. You may not think these issues seem serious at first, each of them are indicative of a sinking or settling foundation and they should be evaluated by an expert for specific problems and determine if a repair needs to be in place.
It is good that many foundation problems stem from similar issues and our experts are very good at evaluating these issues. We can offer a repair product that is for your exact issue to permanently repair and stabilize the foundation or walls. If you've got a uneven foundation, we will install a system of foundation piers to level the foundation. The location and amount of sinking will determine if we use helical or push piers. Both are very strong and can help stabilize your foundation. If you've got bowing basement walls, depending on how much the wall is buckling, we have a few different options. Our team can install a number of wall anchors, these are 2 large steel plates and these are connected by a long, steel rod, or tall braces that are installed vertically against the problem area to force them back in line and prevent further bowing, or even carbon fiber staples to strengthen weak spots and prevent the wall from bowing. If they are correctly installed, these products will repair the bowed wall and stop it from coming out of alignment.
Crawl Space Solutions
In Kirkland, many of the homes are built with crawl space areas and not basements. As long as there have been crawl spaces, these were constructed with open vents which was intended to increase fresh air flow through the area and keep it dry. Unfortunately, the opposite is usually what happens. Having open vents allows water to get in during rain and snow storms and the vents hinder airflow which causes the humidity levels to stay high which will eventually harbor the growth of mildew. Studies have shown that up to 50% of the air in your home has come up through the crawl space so having the space protected from the weather and keeping the humidity levels low will improve the overall air quality in your home.
We have been working on crawl spaces as long as we have been in business and we know the proper way to seal them off and control high humidity. This is done using a method called encapsulation which is the installation of a series of vapor barriers, sometimes accompanied by insulation products, which are heavy duty plastic and vinyl sheets as well as covers to close off existing vents and a heavy duty door that will seal the area totally and stop any excess moisture from entering. Closing the area will also stop bugs and animals from settling in the crawl space which will keep any items there safe and allow you to use it for storage. Once the crawl space is protected, we will install an air quality control system which is a dehumidifier and air filter. This will reduce the excess humidity to a proper level in addition to removing pollutants from the air.
We also provide a number of services to improve your basement. We carry basement windows to improve the air flow or increase the amount of light in the area. After we install a waterproofing system, we can install our wall system as part of a pre-finishing service that is waterproof as well as resistant to mildew growth. When you are building a new home, our new construction waterproofing solutions can stop any potential future water problems. Even if you've have a waterproofing system we did not install in place, we can perform our preventive maintenance inspection so you know it will continue to work at peak efficiency.
