The basement is a very important part of the home regardless of if you're using it as storage or have already finished the area. This means it is important that the entire space is free of standing water and protected from flooding and excess humidity. Because water can get into your basement using a number of different places, there are a variety of repair options that we can utilize to keep the water under control. The primary places that water is entering is at cracks in the foundation walls, which are usually in concrete or at the joints where the blocks meet, at the cove joint, where the foundation wall and floor connect, and finally at any windows that may be at or even below grade.
No matter where you're having the problem there are solutions that can control, divert, and remove water from the basement. If you've got dripping wall cracks, the first thing to do is installing a wall crack repair to prevent the crack from growing and leaking. When water is leaking at the cove joint or even basement windows, having a custom drainage system installed can remove the water from the basement. In some extreme locations, typically with old homes that have stone, block, or brick foundations, we can recommend installing one of our entire wall solution that is comprised of a floor to ceiling liner that will collect and divert water. Occasionally there is already a waterproofing system in place but it is unable to keep up with the water, we can replace it with a new, more powerful sump pump to help the system keep up with the demand. On top of installing systems, we can also upgrade the drainage in the yard to help stop water from sitting at the foundation and seeping in.
Structural Foundation Repair
Your homes foundation is quite possibly one of, if not the, most important parts. It not only supports the home itself but it also is the basement walls. When you have any foundation problems, they will generally manifest themselves in the form of diagonal cracks in the brickwork, long cracks that run along the foundation or along basement walls. You may also notice that the doors and windows will get stuck or there may be cracks at the corners of them. There may also be a problem where the basement walls are coming into the basement. You may not think these issues seem problematic at first, they are all indicators of a sinking or settling foundation and it is important to have an expert evaluate the foundation for specific problems to determine what type of a repair needs to be performed.
Thankfully, the most common foundation problems stem from similar issues and our team is very good at spotting these issues. We can offer a repair solution that is for your specific issue to permanently repair and stabilize the foundation. If there is a settling foundation, we can install a system of foundation piers to stabilize the foundation. Depending on how bad it is and where it is, we will use either helical piers or push piers. Both types are very strong and are able to stabilize your foundation. If you have basement walls that are bowing, depending on how much the wall is buckling, we have a few different options. We can install a number of wall anchors which are 2 large steel plates and these are connected by a long, steel rod, or tall braces that sit directly against the problem area to push them back in line and control further bowing, or even carbon fiber staples to strengthen weak spots and prevent the wall from bowing. If they are correctly installed, these products can repair the bowing wall and prevent it from coming out of alignment again.
Crawl Space Solutions
In our area, there are many homes that are built with crawl space areas instead of basements. As long as there have been crawl spaces, they were constructed with open vents which was intended to increase fresh air flow into the space and keep it dry. Unfortunately, this is rarely what happens. Having open vents allows water to get in when it rains or snows and the vents prevent proper evaporation which causes the humidity levels to stay high which will eventually facilitate the growth of mildew. We have found that up to half of the air in your home has come up through the crawl space so having the space closed off from the outside and keeping the humidity levels low can increase the overall air quality in your home.
We have been dealing with crawl spaces since we opened our doors and we know the most efficient way to seal them off and control the humidity. We do this using a method known as encapsulation which is the installation of a thick liner or vapor barrier, sometimes accompanied by insulation products, and are thick plastic and vinyl sheeting as well as covers to close off existing vents and a heavy duty door that can seal the area totally and prevent any unwanted moisture from entering. This will also prevent bugs and animals from getting in the crawl space which will keep any appliances there safe and allow you to use it for storage. Once the crawl space is protected, we can install an air quality control system which is a dehumidifier and air filter. This will prevent high levels of humidity in addition to removing pollutants from the air.
We also offer a number of services to improve your basement. We can upgrade, replace, or install new basement windows to increase the air flow or increase the amount of light in the area. When waterproofing the basement, we can install a wall system that is both waterproof and resistant to mildew growth. When you are building a new home, our new construction waterproofing solutions can prevent any water from entering the home before it can become a problem. If you've already got a waterproofing system in place, we can perform our preventive maintenance service so you know it will continue to work at peak efficiency.
