The basement is an important part of your home whether it is only being used for storage or if you have a finished space down there. Because of this, it is necessary that the area is free of standing water and excess humidity and flooding are controlled. Due to the fact that water is able to get into your basement by a number of possible paths, there needs to be a number of repair possibilities that we will use to prevent damage to the area. The primary places that water is entering is through cracks in the foundation walls, whether these are in concrete or at the joints where the blocks meet, at the cove joint, where the foundation walls and floor meet, and at windows that are at or even below grade.
Regardless of where the problem may be, we have solutions that are designed to control, transport, and remove water from your basement. If you have dripping cracks, the first thing to do is installing a wall crack repair to stop the crack from leaking and growing. If water is coming in at the cove joint or even basement windows, installing a custom drainage system will remove the water from your basement. In some problematic cases, usually with stone, brick, or block foundations on older homes, we will recommend installing one of our entire wall solution that is made up of a full height liner that will collect and divert water. Occasionally there is already a waterproofing system in place but it cannot keep up with the water, we can replace it with a new, upgraded sump pump to make the system as good as new. We aren't just installing systems, we can also improve the drainage in your yard to assist with preventing water from pooling at the foundation and seeping in.
Structural Foundation Repair
The foundation of your home is easily one of, if not the, most important areas of the home. It not only holds the structure itself but it also forms the basement walls. If there are foundation problems, usually, they will show themselves as stair stepping cracks in your brickwork, horizontal cracks that run along the foundation or across basement walls. You may also notice that your doors or windows will not open or close easily or there may be cracks at the corners of them. You may also see a problem where your basement walls are buckling into the area. While these problems may not seem problematic when you notice them, they are all indicators of a sinking or settling foundation and they should be evaluated by an expert for problems to determine if a repair needs to be installed.
It is good that the most common foundation problems are caused by similar things and our team is very good at tracking down those issues. We can implement a repair solution designed for your exact problem to permanently repair and stabilize the foundation or walls. If the problem is a uneven foundation, we will implement a series of foundation piers to level the foundation. We will install either push piers or helical piers, depending on where and how bad the sinking is. Both are very strong and are able to stabilize your foundation. If your basement walls are bowing, depending on how badly the wall is bowing, it can be solved with some different options. We can utilize a number of wall anchors which are 2 large plates that are connected by a long, steel rod, or tall braces that are installed directly against the cracks to push them back in line and stop further bowing, or even carbon fiber staples to strengthen weak spots and prevent the wall from bowing. These products will correct the buckling wall and prevent it from coming out of alignment again.
Crawl Space Solutions
In our area, there are many homes that were built with crawl spaces and not basements. For a long time, these were created with open vents to the outside where were intended to help fresh air flow into the area and keep it dry. Unfortunately, this is rarely what happens. Having open vents allows water to enter the space during rain and snow storms and the vents hinder airflow which results in the humidity level staying too high which will eventually facilitate the growth of mildew. Studies have shown that up to ½ of the air in your home can come up through the crawl space so having the space closed off from the weather and keeping the humidity levels low will increase the overall air quality in your home.
We have been working with crawl spaces since we opened our doors and we know the proper way to close them off and control high humidity. We do this using a process known as encapsulation which is the installation of a series of vapor barriers, occasionally installed with insulation products, which are strong plastic and vinyl sheeting as well as vent covers and a heavy duty door that will close off the area completely and prevent any excess moisture from entering. Encapsulation will also prevent pests and animals from moving in your crawl space which will keep any items there safe and allow you to use it for storage. Once your crawl space is closed off, we will install a combination dehumidifier and air filter. This will control any excess humidity as well as remove pollutants from the air.
We also offer a number of services to add features to your basement area. We can upgrade, replace, or install new basement windows to increase the air flow or increase the amount of light in the area. After we install a waterproofing system, we can install a wall system that is waterproof and resistant to the growth of mildew. When you are building a new home, we can install a system of new construction waterproofing systems to stop any water from entering the home before it can become a problem. Even if you've have a waterproofing system we did not install in place, we can perform our preventive maintenance testing so you know it will continue to work at peak efficiency.
