The basement is an important part of the home whether it is being used for storage or have finished the area. Because of this, it is important that the area is dry and excess humidity is controlled. Your foundation is quite possibly one of the most important parts. It not only holds the structure itself but it also creates the basement walls. When you've got foundation problems, usually, they will present themselves as stair-step cracks in the brickwork, cracks that run along the foundation or along the basement walls. You may also notice that the windows or doors will get stuck or there may be cracks at the corners of them. You may also see a problem where the basement walls are pressing into the area. You may not think these issues seem problematic at first, each of them are indicators of a sinking or settling foundation and it is important to have an expert evaluate the foundation for problems to determine what type of a repair needs to be in place.
It is good that the most common foundation problems have very similar causes and our experts are very good at evaluating these problems. We can offer a repair solution intended for your particular problem to permanently repair and stabilize the foundation or walls. If the problem is a sinking foundation, we can install a series of foundation piers to level the foundation. We will install either push piers or helical piers, depending on where and how bad the sinking is. Both types of piers are very strong and are able to stabilize your foundation. If your basement walls are bowing, depending on how the severity of the bowing wall, it can be solved with some possible options. Our team can utilize a series of wall anchors which are 2 large steel plates and these are connected by a long, steel rod, or c shaped braces that we mount directly against the problem area to push them back in line and control further bowing, or carbon fiber straps to strengthen weak spots and prevent the wall from bowing. These products can straighten the buckling wall and stop it from coming out of alignment.
Crawl Space Solutions
In our area, there are many homes that are built with crawl space areas instead of basements. For a long time, they were created with open vents which was intended to increase fresh air flow through the area and keep it dry. Unfortunately, the opposite is usually what happens. The vents allow water to enter the space when it rains or snows and the vents prevent proper evaporation which results in the humidity level staying too high which can facilitate the growth of mildew. We have found that up to ½ of the air in your home comes up through the crawl space so ensuring the crawl space is closed off from the outside and controlling excess humidity can increase the overall air quality in your home.
We have been helping customers with their crawl spaces since 1979 and we know the proper way to close them off and control excess humidity. This is done using a method called encapsulation which is the installation of a thick liner or vapor barrier, occasionally installed with insulation products, which are heavy duty plastic and vinyl sheets as well as covers to close off existing vents and a sturdy door that can seal the area completely and stop any unwanted moisture from entering. Closing the area will also stop pests and animals from moving in the crawl space which will help keep any equipment there safe and allow you to use it for storage. Once the crawl space is closed off, we can install an air filter and dehumidifier to improve the indoor air quality. This will reduce the excess humidity to a proper level in addition to removing pollutants from the air.
