Your basement is a very important area of your home regardless of if it is only being used as a storage area or if you have a finished space down there. This means it is important that the area is dry and any flooding is prevented. Because water is able to get into a basement by a variety of different places, that means there have to be a number of repair solutions and products that we will utilize to prevent damage to the area. The most common places that we find water leaking is through cracks in the walls, whether these are in concrete or at the joints where the blocks meet, at the cove joint, where the wall and floor meet, and at any windows that are at or even below grade.
Regardless of where you're having the problem there are solutions that are designed to control, transport, and eject the water from your basement. If there are leaky basement cracks, the first step is implementing a wall crack repair to prevent the crack from growing and leaking. When the water is coming in at the cove or even the windows, installing a custom drainage system will remove the water from your basement. In some of the more problematic instances, occasionally with old homes that have stone, block, or brick foundations, we will install one of our entire wall solution that is made up of a full height liner that will collect and divert water. Occasionally there is already a waterproofing system installed but it cannot keep up with the water, we can install a new, upgraded sump pump to breathe new life into the system. We aren't just installing systems, we can also improve the drainage in your yard to help keep water from pooling at the foundation and seeping in.
Structural Foundation Repair
Your foundation is quite possibly one of, if not the, most important areas of the home. It not only holds the home itself but it also is the basement walls. When you've got foundation problems, normally they will manifest themselves in the form of stair-step cracks in your brickwork, long cracks that run along the foundation or across the basement walls. Sometimes, you will see that your windows or doors will get stuck or even cracks at the corners of them. You may also have a problem where your basement walls are bowing inward. You may not think these problems seem problematic at first, each of them are indicative of a sinking or settling foundation and they should be evaluated by an expert for particular problems and determine if a repair needs to be in place.
It is good that many foundation problems have very similar causes and our team is very good at tracking down those problems. We can implement a repair solution intended for your specific issue to permanently repair and stabilize the foundation or walls. If the problem is a uneven foundation, we will implement a series of foundation piers to correct the problem. The location and amount of sinking will determine if we use helical or push piers. Both types are very strong and can stabilize your foundation. If your basement walls are bowing, depending on how much the wall is buckling, we have a few possible options. We can utilize a number of wall anchors, these are 2 large steel plates connected by a long, steel rod, or tall braces that sit directly against the problem area to force them back in line and control further bowing, or carbon fiber straps and staples to strengthen weak areas and prevent the wall from bowing. If they are correctly installed, these products will straighten the buckling wall and stop it from coming out of alignment again.
Crawl Space Solutions
In our area, many of the homes are built with crawl space areas in addition to basements. As long as there have been crawl spaces, they were created with open vents to the outside where were intended to help air flow into the area and keep it dry. Unfortunately, this is rarely what happens. Having open vents allows water to enter the space when it rains or snows and then it never leaves which results in the humidity level staying too high which will eventually harbor the growth of mildew. We have found that up to ½ of the air in your home enters through the crawl space so ensuring the crawl space is protected from the elements and controlling excess humidity will improve the overall air quality in your home.
We have been encapsulating crawl spaces since we opened our doors and we know the best way to seal them off and control high humidity. We do this using a process called encapsulation which is the installation of a series of vapor barriers, sometimes accompanied by insulation products, which are sturdy plastic and vinyl sheets as well as vent covers and a heavy duty door that will close off the area completely and stop any excess moisture from entering. Encapsulation will also stop pests and animals from settling in your crawl space which will keep any items there safe and allow you to use it for storage. After your crawl space is protected, we will install a combination dehumidifier and air filter. It will reduce the excess humidity to a proper level as well as remove pollutants from the air.
We also provide a variety of services to add features to the basement and crawl space areas of your home. We carry basement windows to improve the air flow or provide additional light in the area. During basement waterproofing, we can install our wall system as part of a pre-finishing service that is waterproof and resistant to the growth of mildew. If you are building a new home, we can install a system of new construction waterproofing systems to stop any water from entering the home before it can become a problem. Even if you've already got a waterproofing system in place, we can perform our preventive maintenance testing so you know it will continue to work at peak efficiency.
