Your basement is an important area of your home regardless of if it is only being used as storage or have finished the area. This means it is important that the space is dry and excess humidity and flooding are controlled. Since water is able to get into a basement using a number of different places, there are a variety of repair options that we will use to keep the water under control. The primary places that water leaks in is at cracks in the walls, which are usually in concrete or at the joints where the blocks meet, at the cove joint, where the wall and floor meet, and finally at the windows that are at or below the soil.
No matter where the problem lies we've got solutions that are designed to collect, divert, and remove the water from your basement. If there are leaking basement cracks, the first step is installing a wall crack repair procedure to control the crack growth and leaking. If the water is entering at the cove joint or even at basement windows, installing a custom drainage system will remove the water from your basement. In some of the more extreme locations, occasionally with old homes that have stone, block, or brick foundations, we will install one of our entire wall solution that is a full height heavy duty liner that will collect and divert water. If you've already got a waterproofing system in place but it is unable to keep up with flooding water, we can install a new, more powerful sump pump to make the system as good as new. On top of installing systems, we can also improve the drainage in your yard to help keep water from pooling at the foundation and seeping in.
Structural Foundation Repair
The homes foundation is quite possibly one of, if not the, most important areas of the home. It not only holds the building itself but it also creates the basement walls. If you've got foundation problems, they will generally manifest themselves in the form of diagonal cracks in the brickwork, horizontal cracks that run the length of the foundation or across the basement walls. Sometimes, you will see that the doors and windows will get stuck or even cracks at the corners of them. You may also have an issue where the basement walls are bowing into the basement. You may not think these problems seem problematic at first, they are all indicators of a sinking or settling foundation which should be looked at by a professional for particular problems to determine if a repair needs to be in place.
It is good that the most common foundation problems have very similar causes and our team is very good at spotting those problems. We can offer a repair product designed for your exact issue to permanently repair and stabilize the foundation. If you have a sloping foundation, we will install a system of foundation piers to correct the problem. The location and amount of sinking will determine if we use helical or push piers. Both types are very strong and can stabilize your foundation. If your basement walls are bowing, depending on how much the wall is buckling, there are a few possible options. Our team can install a system of wall anchors which are 2 large steel plates that are connected by a long, steel rod, or tall braces that we mount directly against the cracks to push them back in line and prevent further bowing, we also can apply carbon fiber staples to strengthen along cracks and prevent the wall from bowing. These products will repair the bowed wall and stop it from coming out of alignment again.
Crawl Space Solutions
In the greater Chicagoland area, many of the homes are built with crawl space areas instead of basements. As long as there have been crawl spaces, they were created with vents which was intended to increase air flow through the space and keep it dry. Unfortunately, this is rarely what happens. The vents allow water to get in when it rains or snows and the vents hinder airflow which results in the humidity level staying too high which can harbor the growth of mildew. We have found that up to ½ of the air in your home enters through the crawl space so ensuring this area is protected from the outside and keeping the humidity levels low will improve the overall air quality in your home.
Perma-Seal has been encapsulating crawl spaces since 1979 and we know the best way to close them off and control the humidity. This is done using a method known as encapsulation which is the installation of a thick liner or vapor barrier, sometimes accompanied by insulation products, which are thick plastic and vinyl sheets as well as covers to close off existing vents and a heavy duty door that will seal the area completely and stop any unwanted moisture from entering. Encapsulation will also stop pests and animals from settling in your crawl space which will keep any items there safe and allow you to use it for storage. Once the crawl space is closed off, we will install an air quality control system which is a dehumidifier and air filter. This will prevent high levels of humidity as well as remove pollutants from the air.
We also provide a number of services to improve your basement area. We carry basement windows to improve the air flow or provide additional light in the area. When waterproofing the basement, we can install a wall system that is both waterproof and resistant to the growth of mildew. When you are building a new home, our new construction waterproofing solutions can stop any potential future water problems. If you've have a waterproofing system we did not install in place, we can perform our preventive maintenance service so you know it will continue to work at peak efficiency.
