Your basement is an important part of your home whether you're using it as storage or if you have a finished space down there. Due to this, it is necessary that the area is dry and excess humidity and flooding are controlled. Since water can get into your basement by a number of possible paths, that means there have to be a variety of repair options that we can install to prevent damage to the area. The primary places that we find water leaking is at cracks in the basement walls, which are usually in concrete or at mortar joints between blocks, at the cove joint, which is where the basement wall and floor connect, and at windows that are at or even below grade.
No matter where the problem lies we've got solutions that will collect, transport, and eject water from your basement. If you have leaking wall cracks, the first step is implementing a wall crack repair method to control the crack growth and leaking. If water is coming in at the cove or even at the windows, having a custom drainage system installed can remove the water from your basement. In some extreme locations, typically with older block, brick, or stone foundations, we can recommend installing one of our entire wall solution that is a full height liner to collect and divert water. If you've already got a waterproofing system in the basement but it cannot keep up with demand, we can replace it with a new, upgraded sump pump to make the system as good as new. In addition to installing systems, we can also improve the drainage in your yard to help prevent water from pooling at the foundation and seeping in.
Structural Foundation Repair
Your homes foundation is quite possibly one of, if not the, most important parts. It not only supports the building itself but it also forms the basement walls. If there are foundation problems, they will generally show themselves as stair stepping cracks in the outside brickwork, long cracks that run the length of the foundation or along basement walls. Sometimes, you will see that the doors will stick when you open or close them or there may be cracks at the corners of them. There may also be a problem where the basement walls are buckling inward. You may not think these issues seem serious at first, each of them are indicative of a sinking or settling foundation and it is important to have an expert evaluate the foundation for specific problems to determine if a repair needs to be in place.
It is good that the most common foundation problems stem from similar issues and our team is very good at spotting these issues. We can implement a repair solution designed for your particular issue to permanently repair and stabilize the foundation. If you've got a settling foundation, we can install a system of foundation piers to stabilize the foundation. Depending on how bad it is and where it is, we will use either helical piers or push piers. Both types of piers are very strong and are able to stabilize your foundation. If you've got bowing basement walls, depending on how much the wall is buckling, it can be solved with a few different options. We can utilize a series of wall anchors which are 2 large plates and these are connected by a long, steel rod, or c shaped braces that we mount directly against the problem area to force the section back in line and prevent further bowing, or carbon fiber straps to strengthen weak spots and prevent the wall from bowing. When properly used, these products can repair the bowed wall and prevent it from coming out of alignment.
Crawl Space Solutions
In our area, many of the homes are built with crawl space areas instead of basements. For many years, these were built with vents to the outside where were intended to help fresh air flow into the area and keep it dry. Unfortunately, the opposite is usually what happens. The vents allow water to get in during rain and snow storms and the vents prevent proper evaporation which results in the humidity level staying too high which can facilitate the growth of mildew. We have found that up to ½ of the air in your home has come up through the crawl space so ensuring this area is closed off from the elements and keeping the humidity levels low can increase the overall air quality in your home.
Perma-Seal has been working with crawl spaces since we opened our doors and we know the best way to close them off and control high humidity. We do this using a process called encapsulation which is the installation of a heavy duty liner, sometimes accompanied by insulation products, and are heavy duty plastic and vinyl sheeting as well as vent covers and a sturdy door that can seal the area totally and prevent any excess moisture from entering. Encapsulation will also prevent pests and animals from getting in your crawl space which will keep any appliances there safe and allow you to use it for storage. After the crawl space is protected, we can install a combination dehumidifier and air filter. It will reduce the excess humidity to a proper level in addition to removing pollutants from the air.
We also provide a number of services to improve the basement and crawl space areas of your home. We can upgrade, replace, or install new basement windows to increase the air flow or increase the amount of light in the area. When waterproofing the basement, we can help with pre-finishing the area by installing a wall system that is waterproof as well as resistant to mildew growth. If you are building a new home, we can install a system of new construction waterproofing systems to stop any potential future water problems. If you've already got a waterproofing system in place, we can perform our preventive maintenance service to ensure it continues to work at peak efficiency.
