Your basement is a very important part of the home regardless of if it is only being used as storage or if you have a finished space down there. Because of this, it is important that the entire space is free of standing water and any flooding is prevented. Because water can get into a basement through a variety of possible paths, there are a variety of repair possibilities that we will use to keep the water under control. The main places that water is entering is at cracks in the walls, which are usually in concrete or at mortar joints between blocks, at the cove joint, where the wall and floor connect, and finally at any windows that may be at or below grade.
No matter where you're having the problem there are solutions that can control, transport, and remove the water from the basement. If there are leaking basement cracks, the first thing to do is installing a wall crack repair method to prevent the crack from growing and leaking. When the water is entering at the cove or even at the windows, installing a custom drainage system can help remove the water from the basement. In some extreme cases, typically with stone, brick, or block foundations on older homes, we will install an entire wall solution that is comprised of a floor to ceiling heavy duty liner that will collect and divert water. If you've already got a waterproofing system installed but it struggles to keep up with flooding water, we can replace it with a new, more powerful sump pump to breathe new life into the system. On top of installing systems, we can also upgrade the drainage in the yard to assist with preventing water from sitting next to the home and seeping in.
Structural Foundation Repair
Your foundation is easily one of the most important areas of the home. It not only holds the home itself but it also creates the basement walls. When you've got foundation problems, usually, they will show themselves as stair-step cracks in the brickwork, horizontal cracks that run the length of the foundation or along the basement walls. You may also notice that the windows or doors will stick when you open or close them or even cracks at the corners of them. You may also have an issue where the basement walls are coming into the area. You may not think these issues seem serious when you notice them, each of them are indicative of a sinking or settling foundation and it is important to have an expert evaluate the foundation for problems to determine if a repair needs to be performed.
Thankfully, the most common foundation problems have very similar causes and our experts are very good at spotting these problems. We can offer a repair product intended for your exact problem to permanently repair and stabilize the foundation. If there is a settling foundation, we will implement a system of foundation piers to correct the problem. Depending on how bad it is and where it is, we will use either helical piers or push piers. Both types of piers are very strong and can help stabilize your foundation. If your basement walls are bowing, depending on how much the wall is buckling, we have some possible options. We can install a system of wall anchors, these are 2 large plates connected by a long, steel rod, or tall braces that sit directly against the cracks to push them back in line and stop further bowing, we also can apply carbon fiber staples to strengthen weak areas and prevent the wall from bowing. If they are correctly installed, these products will repair the buckling wall and stop it from coming out of alignment again.
Crawl Space Solutions
In the greater Chicagoland area, there are many homes that are built with crawl space areas and not basements. For a long time, these were built with vents to the outside where were intended to help air flow into the space and keep it dry. Unfortunately, the opposite is usually what happens. The vents allow water to enter the space during rain and snow storms and the vents hinder airflow which results in the humidity level staying too high which can facilitate the growth of mildew. Studies have shown that up to ½ of the air in your home enters through the crawl space so ensuring this area is protected from the weather and keeping the humidity levels low will improve the overall air quality in your home.
Perma-Seal has been helping customers with their crawl spaces since we opened our doors and we know the proper way to seal them off and control excess humidity. We do this using a process known as encapsulation which is the installation of a heavy duty liner, occasionally installed with insulation products, and are sturdy plastic and vinyl sheeting as well as covers to close off existing vents and a sturdy door that will close off the area totally and stop any excess moisture from entering. Closing the area will also stop critters and animals from moving in the crawl space which will help keep any items there safe and allow you to use it for storage. Once the crawl space is closed off, we will install a combination dehumidifier and air filter. It will prevent high levels of humidity in addition to removing pollutants from the air.
We also provide a variety of services to help upgrade your basement area. We carry basement windows to improve the air flow or increase the amount of light in the area. During basement waterproofing, we can install our wall system as part of a pre-finishing service that is waterproof and resistant to the growth of mildew. If you are building a new home, we can install a system of new construction waterproofing systems to prevent any water from entering the home before it can become a problem. Even if you've have a waterproofing system we did not install in place, we can perform our preventive maintenance testing so you know it will continue to work at peak efficiency.
