Your basement is a very important area of your home whether it is being used as a storage area or if you have a finished space down there. This means it is necessary that the area is free of standing water and excess humidity is controlled. Since water is able to get into a basement through a variety of possible paths, that means there have to be a variety of repair options that we can use to keep the water under control. The main places that water leaks in is at cracks in the walls, which are usually in concrete or at mortar joints between blocks, at the cove joint, which is where the wall and floor meet, and finally at the windows that are at or below grade.
Regardless of where you're having the problem there are solutions that are designed to collect, divert, and eject water from your basement. If you've got dripping wall cracks, the first step is installing a wall crack repair to prevent the crack from growing and leaking. When water is leaking at the cove joint or even at the windows, installing a custom drainage system will remove the water from your basement. In some of the more extreme cases, occasionally with old homes that have stone, block, or brick foundations, we can install one of our entire wall solution that is a floor to ceiling heavy duty liner to collect and divert water. Sometimes people already have a waterproofing system in the basement but it struggles to keep up with the water, we can replace it with a new, more powerful sump pump to breathe new life into the system. In addition to installing systems, we can also evaluate the drainage in your yard to help stop water from pooling next to the home and seeping in.
Structural Foundation Repair
The homes foundation is quite possibly one of, if not the, most important areas of the home. It not only holds the home itself but it also forms the basement walls. When there are foundation problems, they will generally manifest themselves in the form of stair stepping cracks in the brickwork, horizontal cracks that run along the foundation or across basement walls. Sometimes, you will see that the doors and windows will get stuck or even cracks at the corners of them. You may also have a problem where the basement walls are coming into the basement. While these issues may not seem serious when you notice them, each of them are indicative of a sinking or settling foundation and it is important to have an expert evaluate the foundation for particular problems to determine if a repair needs to be in place.
It is good that many foundation problems stem from similar issues and our experts are very good at noticing those problems. We can utilize a repair product that is for your particular problem to permanently repair and stabilize the foundation or walls. If you've got a settling foundation, we can install a series of foundation piers to correct the problem. The location and amount of sinking will determine if we use helical or push piers. Both types are very strong and are able to stabilize your foundation. If your basement walls are bowing, depending on how badly the wall is bowing, it can be solved with a few possible options. We can install a number of wall anchors, these are 2 large plates connected by a long, steel rod, or c shaped braces that are installed directly against the cracks to push the section back in line and prevent further bowing, or even carbon fiber straps to strengthen along cracks and prevent the wall from bowing. If they are correctly installed, these products can correct the buckling wall and stop it from coming out of alignment.
Crawl Space Solutions
In the greater Chicagoland area, many of the homes were built with crawl space areas and not basements. For many years, they were constructed with vents to the outside where were intended to help air flow through the area and keep it dry. Unfortunately, this is rarely what happens. Having open vents allows water to enter the space during rain and snow storms and the vents hinder airflow which causes the humidity levels to stay high which will eventually foster the growth of mildew. Up to half of the air in your home comes up through the crawl space so having the space protected from the elements and controlling excess humidity can increase the overall air quality in your home.
We have been helping customers with their crawl spaces as long as we have been in business and we know the proper way to close them off and control high humidity. We do this using a process called encapsulation which is the installation of a heavy duty liner, sometimes accompanied by insulation products, which are heavy duty plastic and vinyl sheets as well as vent covers and a heavy duty door that can close off the area completely and stop any excess moisture from entering. Encapsulation will also stop pests and animals from getting in your crawl space which will keep any equipment there safe and allow you to use it for storage. After the crawl space is protected, we can install an air quality control system which is a dehumidifier and air filter. This will control any excess humidity in addition to removing pollutants from the air.
We also offer a variety of services to add features to your basement area. We have basement windows to increase the air flow or provide additional light in the area. During basement waterproofing, we can help with pre-finishing the area by installing a wall system that is both waterproof as well as resistant to the growth of mildew. If you are building a new home, we can install a system of new construction waterproofing systems to prevent any potential future water problems. Even if you've have a competitors waterproofing system in place, we can perform our preventive maintenance inspection so you know it will continue to work at peak efficiency.
