Your basement is an important area of the home regardless of if it is only being used for storage or have finished the area. Due to this, it is important that the area is dry and excess humidity is controlled. Because water is able to get into a basement by a number of possible places, there are a number of repair possibilities that we will install to prevent damage to the area. The most common places that water leaks in is through cracks in the walls, whether these are in concrete or at mortar joints between blocks, at the cove joint, where the walls and floor connect, and finally at any windows that are at or even below the soil.
No matter where the problem lies we've got solutions that can collect, transport, and remove the water from the basement. If you've got leaking cracks, the first step is installing a wall crack repair procedure to control the crack growth and leaking. When the water is coming in at the cove or even your windows, installing a custom drainage system can help remove the water from the basement. In some of the more problematic locations, occasionally with stone, brick, or block foundations on older homes, we will install an entire wall solution that is a floor to ceiling heavy duty liner that will collect and divert water. If you've already got a waterproofing system in place but it struggles to keep up with flooding water, we can install a new, more powerful sump pump to breathe new life into the system. On top of installing systems, we can also upgrade the drainage in the yard to help prevent water from standing next to the home and seeping in.
Structural Foundation Repair
Your homes foundation is easily one of, if not the, most important parts. It not only holds the home itself but it also is the basement walls. When there are foundation problems, they will generally manifest themselves as diagonal cracks in the brickwork, horizontal cracks that run the length of the foundation or across the basement walls. You may also notice that the windows or doors will not open or close easily or there may be cracks at the corners of them. You may also see a problem where the basement walls are bowing inward. You may not think these issues seem serious when you notice them, they are all indicative of a sinking or settling foundation and it is important to have an expert evaluate the foundation for particular problems and determine if a repair needs to be in place.
Thankfully, many foundation problems are caused by similar things and our team is very good at tracking down those problems. We can utilize a repair product designed for your exact problem to permanently repair and stabilize the foundation. If there is a settling foundation, we will install a system of foundation piers to level the foundation. Depending on how bad it is and where it is, we will use either helical piers or push piers. Both types are very strong and can help stabilize your foundation. If you've got bowing basement walls, depending on how badly the wall is bowing, we have some potential options. We can utilize a system of wall anchors which are 2 large steel plates and these are connected by a long, steel rod, or tall braces that are installed vertically against the cracks to push the section back in line and prevent further bowing, or carbon fiber staples to strengthen weak areas and prevent the wall from bowing. These products will repair the bowed wall and prevent it from coming out of alignment again.
Crawl Space Solutions
In our area, there are many homes that were built with crawl space areas instead of basements. As long as there have been crawl spaces, they were constructed with vents to the outside where were intended to help air flow into the area and keep it dry. Unfortunately, this is rarely what happens. Having open vents allows water to get in during rain and snow storms and then it never leaves which causes the humidity levels to stay high which will eventually harbor the growth of mold and mildew. Up to ½ of the air in your home comes up through the crawl space so having the space closed off from the weather and controlling excess humidity will improve the overall air quality in your home.
Our team has been dealing with crawl spaces since we opened our doors and we know the most efficient way to seal them off and control excess humidity. We do this using a method called encapsulation which is the installation of a thick liner or vapor barrier, occasionally installed with insulation products, and are thick plastic and vinyl sheeting as well as vent covers and a sturdy door that will close off the area totally and prevent any excess moisture from entering. This will also prevent rodents and animals from moving in the crawl space which will help keep any items there safe and allow you to use it for storage. After the crawl space is closed off, we will install an air filter and dehumidifier to improve the indoor air quality. It will prevent high levels of humidity as well as remove pollutants from the air.
We also offer a number of services to help upgrade your basement area. We have basement windows to improve the air flow or increase the amount of light in the area. During basement waterproofing, we can help with pre-finishing the area by installing a wall system that is both waterproof and resistant to the growth of mold and mildew. If you are building a new home, we can install a system of new construction waterproofing systems to stop any potential future water problems. If you've have a waterproofing system we did not install in place, we can perform our preventive maintenance service so you know it will continue to work at peak efficiency.
