The basement is an important part of the home regardless of if it is being used as a storage area or have already finished the area. This means it is necessary that the entire area is free of standing water and any type of flooding is prevented. Because water can get into a basement using a number of possible paths, there are a variety of repair options that we will use to prevent damage to the area. The primary places that we find water leaking is through cracks in the foundation walls, which are usually in concrete or at mortar joints between blocks, at the cove joint, which is where the foundation wall and floor connect, and at the windows that are at or below the soil.
No matter where the problem lies we have solutions that will collect, divert, and eject the water from the basement. If there are leaking wall cracks, the first thing to do is installing a wall crack repair to stop the crack from leaking and growing. When the water is coming in at the cove joint or even at your windows, having a custom drainage system installed can remove the water from the basement. In some of the more problematic locations, usually with old homes that have stone, block, or brick foundations, we will install one of our entire wall solution that is made up of a floor to ceiling liner that will collect and divert water. Occasionally there is already a waterproofing system in the basement but it struggles to keep up with flooding water, we can install a new, upgraded sump pump to help the system keep up with the demand. We aren't just installing systems, we can also improve the drainage in the yard to help stop water from pooling next to the home and seeping in.
Structural Foundation Repair
The foundation of your home is easily one of the most important areas of the home. It not only supports the structure itself but it also forms the basement walls. When you've got foundation problems, normally they will show themselves in the form of stair stepping cracks in the outside brickwork, horizontal cracks that run along the foundation or across the basement walls. Sometimes, you will see that the doors or windows will not open or close easily or even cracks at the corners of them. You may also have a problem where the basement walls are pressing into the area. You may not think these issues seem problematic when you notice them, each of them are indicative of a sinking or settling foundation which should be looked at by a professional for problems and determine what type of a repair needs to be in place.
Thankfully, the most common foundation problems stem from similar issues and our team is very good at noticing those issues. We can offer a repair solution designed for your particular problem to permanently repair and stabilize the foundation. If the problem is a uneven foundation, we will implement a series of foundation piers to correct the problem. We will install either push piers or helical piers, depending on where and how bad the sinking is. Both are very strong and are able to stabilize your foundation. If you have basement walls that are bowing, depending on how badly the wall is bowing, there are a few potential options. Our team can install a system of wall anchors, these are 2 large plates and these are connected by a long, steel rod, or tall braces that are installed vertically against the problem area to push the section back in line and stop further bowing, or even carbon fiber staples to strengthen along cracks and prevent the wall from bowing. When properly used, these products will correct the buckling wall and stop it from coming out of alignment again.
Crawl Space Solutions
In the greater Chicagoland area, many of the homes are built with crawl space areas and not basements. As long as there have been crawl spaces, these were built with open vents to the outside where were intended to help air flow through the area and keep it dry. Unfortunately, this is rarely what happens. Having open vents allows water to get in when it rains or snows and the vents hinder airflow which results in the humidity level staying too high which will eventually facilitate the growth of mold and mildew. We have found that up to half of the air in your home can come up through the crawl space so ensuring this area is protected from the elements and keeping the humidity levels low will increase the overall air quality in your home.
Perma-Seal has been dealing with crawl spaces since 1979 and we know the proper way to close them off and control high humidity. This is done using a process known as encapsulation which is the installation of a heavy duty liner, occasionally installed with insulation products, which are heavy duty plastic and vinyl sheets as well as covers to close off existing vents and a heavy duty door that will close off the area totally and stop any excess moisture from entering. Closing the area will also stop rodents and animals from settling in the crawl space which will keep any equipment there safe and allow you to use it for storage. Once the crawl space is encapsulated, we will install an air quality control system which is a dehumidifier and air filter. This will control any excess humidity as well as remove pollutants from the air.
We also offer a number of services to add features to your basement. We can upgrade, replace, or install new basement windows to increase the air flow or increase the amount of light in the area. When waterproofing the basement, we can help with pre-finishing the area by installing a wall system that is both waterproof as well as resistant to the growth of mold and mildew. When you are building a new home, our new construction waterproofing solutions can stop any water from entering the home before it can become a problem. Even if you've have a competitors waterproofing system in place, we can perform our preventive maintenance inspection to ensure it continues to work at peak efficiency.
