We say this as there are quite a few additional issues that can arise with these issues including mildew, reduced structural integrity, and even permanent foundation damage. The basement is a very important part of the home regardless of if you're using it for storage or have already finished the area. Because of this, it is necessary that the entire area is dry and excess humidity and flooding are controlled. Because water can get into a basement through a variety of possible paths, there needs to be a number of repair options that we will install to keep the water under control. The most common places that we see water leaks is through cracks in the walls, whether these are in concrete or at the joints where the blocks meet, at the cove joint, where the walls and floor connect, and at windows that are at or below the soil.
Regardless of where the problem lies we've got solutions that are designed to control, transport, and remove water from the basement. If there are dripping wall cracks, the first thing to do is installing a wall crack repair to prevent the crack from growing and leaking. If water is entering at the cove or even the windows, installing a custom drainage system can help remove the water from the basement. In some of the more extreme locations, typically with older block, brick, or stone foundations, we will install one of our entire wall solution that is comprised of a floor to ceiling liner to collect and divert water. If you've already got a waterproofing system in the basement but it is unable to keep up with demand, we can replace it with a new, more powerful sump pump to help the system keep up with the demand. On top of installing systems, we can also evaluate the drainage in the yard to help stop water from pooling next to the home and seeping in.
Structural Foundation Repair
Your homes foundation is easily one of the most important parts. It not only supports the structure itself but it also is the basement walls. If there are foundation problems, they will generally show themselves in the form of diagonal cracks in your brickwork, cracks that run along the foundation or along basement walls. Sometimes, you will see that your doors or windows will stick when you open or close them or even cracks at the corners of them. There may also be an issue where your basement walls are coming inward. You may not think these problems seem serious at first, they are all indicators of a sinking or settling foundation and they should be evaluated by an expert for problems and determine what type of a repair needs to be performed.
It is good that many foundation problems are caused by similar things and our experts are very good at tracking down these issues. We can offer a repair solution that is for your specific issue to permanently repair and stabilize the foundation. If the problem is a uneven foundation, we will install a system of foundation piers to level the foundation. The location and amount of sinking will determine if we use helical or push piers. Both types are very strong and can help stabilize your foundation. If you have basement walls that are bowing, depending on how much the wall is buckling, there are a few potential options. We can install a system of wall anchors, these are 2 large plates connected by a long, steel rod, or c shaped braces that are installed vertically against the problem area to push the section back in line and control further bowing, or carbon fiber straps and staples to strengthen along cracks and prevent the wall from bowing. If they are correctly installed, these products will straighten the bowed wall and stop it from coming out of alignment.
Crawl Space Solutions
In our area, there are many homes that were built with crawl space areas in addition to basements. For a long time, they were constructed with vents to the outside where were intended to help air flow through the area and keep it dry. Unfortunately, the opposite is usually what happens. The vents allow water to enter the space when it rains or snows and the vents hinder airflow which causes the humidity levels to stay high which can facilitate the growth of mildew. We have found that up to half of the air in your home enters through the crawl space so ensuring this area is closed off from the weather and keeping the humidity levels low will improve the overall air quality in your home.
Our team has been helping customers with their crawl spaces since 1979 and we know the proper way to seal them off and control the humidity. This is done using a process called encapsulation which is the installation of a heavy duty liner, occasionally installed with insulation products, and are heavy duty plastic and vinyl sheeting as well as covers to close off existing vents and a sturdy door that will close off the area totally and stop any excess moisture from entering. This will also stop rodents and animals from settling in the crawl space which will help keep any equipment there safe and allow you to use it for storage. Once your crawl space is closed off, we will install an air filter and dehumidifier to improve the indoor air quality. It will prevent high levels of humidity as well as remove pollutants from the air.
We also offer a variety of services to help improve the basement and crawl space areas of your home. We have basement windows to improve the air flow or provide additional light in the area. After we install a waterproofing system, we can install a wall system that is waterproof as well as resistant to mildew growth. If you are building a new home, we can install a system of new construction waterproofing systems to stop any water from entering the home before it can become a problem. Even if you've have a waterproofing system we did not install in place, we can perform our preventive maintenance testing to ensure it continues to work at peak efficiency.
