Your basement is a very important part of the home regardless of if it is being used as storage or have already finished the area. This means it is important that the area is free of standing water and excess humidity is controlled. Because water can get into a basement by a number of possible places, there are a number of repair possibilities that we will utilize to prevent damage to the area. The most common places that we see water leaks is through cracks in the basement walls, whether these are in concrete or at mortar joints between blocks, at the cove joint, which is where the basement walls and floor connect, and at any windows that are at or even below the soil.
Regardless of where you're having the problem there are solutions that are designed to control, transport, and eject water from the basement. If there are leaky wall cracks, the first step is implementing a wall crack repair method to stop the crack from leaking and growing. If water is coming in at the cove or even at your windows, having a custom drainage system installed can help remove the water from the basement. In some extreme locations, occasionally with stone, brick, or block foundations on older homes, we will recommend installing one of our entire wall solution that is a floor to ceiling liner to collect and divert water. Occasionally there is already a waterproofing system in the basement but it cannot keep up with the water, we can replace it with a new, upgraded sump pump to make the system as good as new. We aren't just installing systems, we can also improve the drainage in the yard to help stop water from standing next to the home and seeping in.
Structural Foundation Repair
The homes foundation is easily one of the most important areas of the home. It not only holds the home itself but it also creates the basement walls. If you've got foundation problems, normally they will show themselves in the form of stair-step cracks in your brickwork, cracks that run the length of the foundation or across basement walls. You may also notice that your doors and windows will get stuck or there may be cracks at the corners of them. You may also have a problem where your basement walls are coming into the basement. You may not think these issues seem problematic at first, each of them are indicators of a sinking or settling foundation and it is important to have an expert evaluate the foundation for specific problems and determine if a repair needs to be in place.
Thankfully, the most common foundation problems are caused by similar things and our team is very good at noticing those issues. We can utilize a repair product that is for your particular issue to permanently repair and stabilize the foundation or walls. If you've got a sinking foundation, we will implement a series of foundation piers to correct the problem. The location and amount of sinking will determine if we use helical or push piers. Both types of piers are very strong and can help stabilize your foundation. If your basement walls are bowing, depending on how much the wall is buckling, there are a few potential options. We can install a number of wall anchors, these are 2 large steel plates that are connected by a long, steel rod, or tall braces that sit directly against the problem area to push the section back in line and control further bowing, or carbon fiber straps to strengthen weak spots and prevent the wall from bowing. These products will repair the bowed wall and prevent it from coming out of alignment.
Crawl Space Solutions
In our area, many of the homes were built with crawl spaces and not basements. As long as there have been crawl spaces, these were created with open vents to the outside where were intended to help air flow into the area and keep it dry. Unfortunately, this is rarely what happens. The vents allow water to enter the space when it rains or snows and the vents hinder airflow which causes the humidity levels to stay high which will eventually facilitate the growth of mildew. We have found that up to ½ of the air in your home can come up through the crawl space so having the space protected from the elements and keeping the humidity levels low will improve the overall air quality in your home.
We have been encapsulating crawl spaces as long as we have been in business and we know the best way to close them off and control high humidity. We do this using a method called encapsulation which is the installation of a series of vapor barriers, sometimes accompanied by insulation products, and are sturdy plastic and vinyl sheets as well as covers to close off existing vents and a heavy duty door that will seal the area completely and prevent any excess moisture from entering. Closing the area will also prevent critters and animals from getting in the crawl space which will help keep any items there safe and allow you to use it for storage. Once your crawl space is protected, we will install an air quality control system which is a dehumidifier and air filter. This will prevent high levels of humidity as well as remove pollutants from the air.
We also provide a number of services to help add features to the basement and crawl space areas of your home. We can upgrade your basement windows to improve the air flow or provide additional light in the area. When waterproofing the basement, we can install our wall system as part of a pre-finishing service that is both waterproof as well as resistant to mildew growth. If you are building a new home, our new construction waterproofing solutions can prevent any potential future water problems. If you've have a competitors waterproofing system in place, we can perform our preventive maintenance testing to ensure it continues to work at peak efficiency.
