The basement is an important part of the home whether it is only being used for storage or have already finished the area. Due to this, it is important that the entire area is dry and excess humidity and flooding are controlled. Because water is able to get into the basement using a variety of different paths, that means there have to be a number of repair possibilities that we can install to keep the water under control. The primary places that we find water leaking is at cracks in the foundation walls, which are usually in concrete or at mortar joints between blocks, at the cove joint, where the foundation walls and floor connect, and finally at any windows that may be at or even below the soil.
Regardless of where the problem may be, there are solutions that can collect, divert, and eject water from the basement. If you have leaking cracks, the first thing to do is implementing a wall crack repair procedure to control the crack growth and leaking. When water is leaking at the cove joint or even the windows, having a custom drainage system installed will remove the water from the basement. In some of the more extreme instances, typically with old homes that have stone, block, or brick foundations, we can recommend installing one of our entire wall solution that is made up of a floor to ceiling heavy duty liner to collect and divert water. Occasionally there is already a waterproofing system in the basement but it struggles to keep up with flooding water, we can replace it with a new, upgraded sump pump to help the system keep up with the demand. We aren't just installing systems, we can also help you evaluate the drainage in the yard to help stop water from pooling at the foundation and seeping in.
Structural Foundation Repair
Your foundation is easily one of the most important areas of the home. It not only holds the building itself but it also forms the basement walls. When you've got foundation problems, normally they will manifest themselves as stair-step cracks in the brickwork, long cracks that run the length of the foundation or along basement walls. Sometimes, you will see that the windows and doors will not open or close easily or even cracks at the corners of them. There may also be a problem where the basement walls are coming into the basement. While these issues may not seem serious at first, they are all indicative of a sinking or settling foundation and they should be evaluated by an expert for particular problems and determine if a repair needs to be performed.
Thankfully, many foundation problems stem from similar issues and our professionals are very good at noticing those problems. We can implement a repair product that is for your specific problem to permanently repair and stabilize the foundation. If there is a sinking foundation, we can install a system of foundation piers to correct the problem. We will install either push piers or helical piers, depending on where and how bad the sinking is. Both types are very strong and can stabilize your foundation. If you have basement walls that are bowing, depending on how much the wall is buckling, we have some possible options. Our team can utilize a series of wall anchors, these are 2 large plates and these are connected by a long, steel rod, or tall braces that are installed directly against the problem area to push them back in line and control further bowing, we also can apply carbon fiber straps and staples to strengthen along cracks and prevent the wall from bowing. These products can straighten the buckling wall and prevent it from coming out of alignment.
Crawl Space Solutions
In our area, there are many homes that were built with crawl space areas in addition to basements. For a long time, they were built with open vents to the outside where were intended to help air flow through the area and keep it dry. Unfortunately, this is rarely what happens. Having open vents allows water to get in during rain and snow storms and then it never leaves which results in the humidity level staying too high which will eventually facilitate the growth of mildew. We have found that up to ½ of the air in your home comes up through the crawl space so ensuring this area is protected from the weather and controlling excess humidity can improve the overall air quality in your home.
Our team has been encapsulating crawl spaces since 1979 and we know the proper way to seal them off and control excess humidity. This is done using a process called encapsulation which is the installation of a series of vapor barriers, occasionally installed with insulation products, and are strong plastic and vinyl sheets as well as vent covers and a sturdy door that can close off the area totally and prevent any excess moisture from entering. Closing the area will also prevent critters and animals from getting in the crawl space which will keep any appliances there safe and allow you to use it for storage. Once the crawl space is closed off, we can install an air filter and dehumidifier to improve the indoor air quality. It will reduce the excess humidity to a proper level in addition to removing pollutants from the air.
We also provide a variety of services to add features to your basement. We can upgrade, replace, or install new basement windows to improve the air flow or provide additional light in the area. After we install a waterproofing system, we can install our wall system as part of a pre-finishing service that is both waterproof and resistant to the growth of mildew. When you are building a new home, our new construction waterproofing solutions can stop any potential future water problems. If you've have a waterproofing system we did not install in place, we can perform our preventive maintenance inspection so you know it will continue to work at peak efficiency.
