Your basement is an important part of the home regardless of if it is only being used as a storage area or if you have a finished space down there. This means it is important that the space is free of standing water and excess humidity and flooding are controlled. Since water can get into the basement through a variety of possible paths, there are a variety of repair solutions and products that we will utilize to keep the water under control. The most common places that we see water leaks is at cracks in the basement walls, which are usually in concrete or at mortar joints between blocks, at the cove joint, where the basement walls and floor connect, and at windows that are at or below grade.
Regardless of where you're having the problem there are solutions that can control, transport, and eject water from the basement. If you have dripping basement cracks, the first thing to do is implementing a wall crack repair procedure to prevent the crack from growing and leaking. When water is leaking at the cove joint or even your windows, installing a custom drainage system can help remove the water from the basement. In some of the more extreme instances, usually with old homes that have stone, block, or brick foundations, we will recommend installing one of our entire wall solution that is comprised of a full height heavy duty liner to collect and divert water. Sometimes people already have a waterproofing system installed but it struggles to keep up with the water, we can install a new, more powerful sump pump to help the system keep up with the demand. In addition to installing systems, we can also help you improve the drainage in the yard to help prevent water from sitting at the foundation and seeping in.
Structural Foundation Repair
The homes foundation is easily one of, if not the, most important parts. It not only supports the building itself but it also creates the basement walls. When you have any foundation problems, they will generally present themselves in the form of stair stepping cracks in the brickwork, horizontal cracks that run along the foundation or along basement walls. Sometimes, you will see that the windows will not open or close easily or there may be cracks at the corners of them. You may also have a problem where the basement walls are pressing into the area. While these problems may not seem critical when you notice them, they are all indicative of a sinking or settling foundation and they should be evaluated by an expert for specific problems and determine if a repair needs to be in place.
Thankfully, many foundation problems stem from similar issues and our professionals are very good at spotting these problems. We can utilize a repair product intended for your particular issue to permanently repair and stabilize the foundation. If you've got a sinking foundation, we will implement a system of foundation piers to stabilize the foundation. The location and amount of sinking will determine if we use helical or push piers. Both are very strong and can stabilize your foundation. If you have basement walls that are bowing, depending on how much the wall is buckling, we have a few different options. We can utilize a system of wall anchors which are 2 large steel plates that are connected by a long, steel rod, or tall braces that we mount directly against the problem area to push them back in line and prevent further bowing, or carbon fiber staples to strengthen weak spots and prevent the wall from bowing. If they are correctly installed, these products will repair the buckling wall and prevent it from coming out of alignment again.
Crawl Space Solutions
In our area, there are many homes that are built with crawl space areas instead of basements. For many years, these were constructed with vents which was intended to increase fresh air flow through the space and keep it dry. Unfortunately, the opposite is usually what happens. Having open vents allows water to get in when it rains or snows and the vents hinder airflow which causes the humidity levels to stay high which can facilitate the growth of mildew. We have found that up to 50% of the air in your home enters through the crawl space so ensuring the crawl space is closed off from the outside and keeping the humidity levels low will improve the overall air quality in your home.
Perma-Seal has been working with crawl spaces since we opened our doors and we know the most efficient way to seal them off and control excess humidity. This is done using a process called encapsulation which is the installation of a series of vapor barriers, sometimes accompanied by insulation products, which are sturdy plastic and vinyl sheets as well as covers to close off existing vents and a heavy duty door that will close off the area totally and prevent any excess moisture from entering. Encapsulation will also prevent bugs and animals from settling in the crawl space which will help keep any equipment there safe and allow you to use it for storage. Once the crawl space is protected, we will install an air quality control system which is a dehumidifier and air filter. It will prevent high levels of humidity as well as remove pollutants from the air.
We also provide a variety of services to help upgrade your basement. We have basement windows to improve the air flow or increase the amount of light in the area. After we install a waterproofing system, we can install our wall system as part of a pre-finishing service that is both waterproof as well as resistant to the growth of mildew. When you are building a new home, our new construction waterproofing solutions can prevent any water from entering the home before it can become a problem. If you've have a competitors waterproofing system in place, we can perform our preventive maintenance service to ensure it continues to work at peak efficiency.
