The basement is a very important area of your home whether it is only being used for storage or have already finished the area. Because of this, it is important that the area is dry and any type of flooding is prevented. Since water is able to get into your basement through a variety of possible paths, there needs to be a variety of repair options that we will use to prevent damage to the area. The most common places that we find water leaking is at cracks in the foundation walls, which are usually in concrete or at the joints where the blocks meet, at the cove joint, which is where the foundation walls and floor connect, and at the windows that are at or below grade.
Regardless of where the problem may be, there are solutions that can control, transport, and remove water from your basement. If you have leaky cracks, the first step is implementing a wall crack repair to stop the crack from leaking and growing. When water is leaking at the cove joint or even your windows, having a custom drainage system installed will remove the water from your basement. In some of the more problematic locations, usually with stone, brick, or block foundations on older homes, we will recommend installing an entire wall solution that is made up of a full height heavy duty liner that will collect and divert water. If you've already got a waterproofing system in place but it cannot keep up with demand, we can install a new, more powerful sump pump to breathe new life into the system. On top of installing systems, we can also help you upgrade the drainage in your yard to help keep water from pooling at the foundation and seeping in.
Structural Foundation Repair
Your homes foundation is quite possibly one of the most important areas of the home. It not only holds the structure itself but it also forms the basement walls. When you've got foundation problems, usually, they will show themselves as diagonal cracks in your brickwork, long cracks that run the length of the foundation or across basement walls. You may also notice that your windows or doors will stick when you open or close them or even cracks at the corners of them. You may also have an issue where your basement walls are coming into the basement. You may not think these issues seem problematic when you notice them, each of them are indicative of a sinking or settling foundation and they should be evaluated by an expert for particular problems and determine what type of a repair needs to be performed.
It is good that many foundation problems stem from similar issues and our team is very good at evaluating these problems. We can utilize a repair product designed for your particular problem to permanently repair and stabilize the foundation. If you have a sloping foundation, we will install a system of foundation piers to level the foundation. Depending on how bad it is and where it is, we will use either helical piers or push piers. Both types are very strong and can stabilize your foundation. If your basement walls are bowing, depending on how much the wall is buckling, it can be solved with a few different options. Our team can utilize a number of wall anchors, these are 2 large steel plates that are connected by a long, steel rod, or tall braces that are installed vertically against the cracks to push the section back in line and stop further bowing, or carbon fiber straps to strengthen weak spots and prevent the wall from bowing. These products will straighten the bowing wall and stop it from coming out of alignment again.
Crawl Space Solutions
In our area, many of the homes were built with crawl spaces in addition to basements. For many years, they were created with open vents to the outside where were intended to help air flow into the area and keep it dry. Unfortunately, the opposite is usually what happens. The vents allow water to get in during rain and snow storms and the vents prevent proper evaporation which causes the humidity levels to stay high which can facilitate the growth of mold and mildew. Studies have shown that up to ½ of the air in your home can come up through the crawl space so having the space closed off from the weather and keeping the humidity levels low will improve the overall air quality in your home.
Perma-Seal has been enclosing crawl spaces since 1979 and we know the most efficient way to close them off and control the humidity. This is done using a process called encapsulation which is the installation of a series of vapor barriers, sometimes accompanied by insulation products, and are thick plastic and vinyl sheets as well as covers to close off existing vents and a sturdy door that will close off the area completely and stop any unwanted moisture from entering. Closing the area will also stop bugs and animals from settling in your crawl space which will keep any equipment there safe and allow you to use it for storage. Once your crawl space is encapsulated, we will install an air quality control system which is a dehumidifier and air filter. It will control any excess humidity as well as remove pollutants from the air.
We also provide a variety of services to upgrade your basement. We can upgrade your basement windows to improve the air flow or provide additional light in the area. After we install a waterproofing system, we can install a wall system that is both waterproof and resistant to the growth of mold and mildew. When you are building a new home, our new construction waterproofing solutions can prevent any water from entering the home before it can become a problem. Even if you've have a competitors waterproofing system in place, we can perform our preventive maintenance service to ensure it continues to work at peak efficiency.
