The basement is an important area of the home regardless of if it is being used for storage or have finished the area. This means it is important that the area is free of standing water and excess humidity and flooding are controlled. Because water is able to get into a basement using a variety of possible paths, there are a variety of repair solutions and products that we will use to keep the area safe. The primary places that water is entering is through cracks in the walls, which are usually in concrete or at mortar joints between blocks, at the cove joint, which is where the wall and floor meet, and finally at the windows that may be at or even below the soil.
No matter where the problem may be, we have solutions that are designed to collect, transport, and eject water from the basement. If there are leaky cracks, the first thing to do is implementing a wall crack repair to control the crack growth and leaking. When water is leaking at the cove or even at the windows, installing a custom drainage system will remove the water from the basement. In some extreme locations, typically with stone, brick, or block foundations on older homes, we will install an entire wall solution that is a full height liner that will collect and divert water. Occasionally there is already a waterproofing system in the basement but it struggles to keep up with demand, we can install a new, upgraded sump pump to help the system keep up with the demand. On top of installing systems, we can also help you upgrade the drainage in the yard to assist with preventing water from standing at the foundation and seeping in.
Structural Foundation Repair
The homes foundation is easily one of the most important parts. It not only holds the home itself but it also forms the basement walls. When you have any foundation problems, they will generally present themselves as stair stepping cracks in the outside brickwork, horizontal cracks that run along the foundation or along basement walls. You may also notice that the doors and windows will not open or close easily or even cracks at the corners of them. There may also be an issue where the basement walls are bowing into the area. While these problems may not seem critical at first, they are all indicators of a sinking or settling foundation which should be looked at by a professional for particular problems to determine what type of a repair needs to be in place.
Thankfully, the most common foundation problems stem from similar issues and our experts are very good at noticing these problems. We can offer a repair product designed for your specific problem to permanently repair and stabilize the foundation. If you've got a sloping foundation, we will install a series of foundation piers to correct the problem. Depending on how bad it is and where it is, we will use either helical piers or push piers. Both types of piers are very strong and are able to stabilize your foundation. If your basement walls are bowing, depending on how the severity of the bowing wall, it can be solved with some different options. We can install a series of wall anchors which are 2 large plates connected by a long, steel rod, or c shaped braces that we mount directly against the problem area to push the section back in line and stop further bowing, or even carbon fiber staples to strengthen weak areas and prevent the wall from bowing. These products will repair the buckling wall and stop it from coming out of alignment.
Crawl Space Solutions
In our area, there are many homes that were built with crawl space areas in addition to basements. For a long time, they were constructed with vents to the outside where were intended to help fresh air flow through the area and keep it dry. Unfortunately, the opposite is usually what happens. The vents allow water to enter the space when it rains or snows and the vents prevent proper evaporation which results in the humidity level staying too high which will eventually harbor the growth of mildew. We have found that up to 50% of the air in your home can come up through the crawl space so ensuring this area is closed off from the outside and keeping the humidity levels low will increase the overall air quality in your home.
We have been working with crawl spaces since we opened our doors and we know the most efficient way to seal them off and control the humidity. This is done using a process known as encapsulation which is the installation of a heavy duty liner, sometimes accompanied by insulation products, and are strong plastic and vinyl sheets as well as vent covers and a heavy duty door that will seal the area totally and stop any unwanted moisture from entering. Encapsulation will also stop critters and animals from moving in the crawl space which will keep any appliances there safe and allow you to use it for storage. Once the crawl space is closed off, we will install an air quality control system which is a dehumidifier and air filter. It will prevent high levels of humidity in addition to removing pollutants from the air.
We also offer a variety of services to upgrade your basement. We can upgrade, replace, or install new basement windows to increase the air flow or increase the amount of light in the area. During basement waterproofing, we can install a wall system that is waterproof and resistant to mildew growth. When you are building a new home, our new construction waterproofing solutions can prevent any potential future water problems. Even if you've have a waterproofing system we did not install in place, we can perform our preventive maintenance testing so you know it will continue to work at peak efficiency.
