The basement is an important part of the home regardless of if it is being used as storage or have finished the area. Due to this, it is important that the entire space is dry and any type of flooding is prevented. Since water can get into a basement using a number of different places, there needs to be a variety of repair solutions and products that we will use to keep the area safe. The main places that we find water leaking is through cracks in the foundation walls, which are usually in concrete or at the joints where the blocks meet, at the cove joint, where the foundation walls and floor connect, and finally at the windows that are at or even below grade.
No matter where the problem may be, we've got solutions that will control, transport, and remove water from the basement. If you've got leaking wall cracks, the first step is implementing a wall crack repair procedure to prevent the crack from growing and leaking. If water is entering at the cove joint or even at basement windows, having a custom drainage system installed will help remove the water from the basement. In some of the more extreme locations, usually with old homes that have stone, block, or brick foundations, we will install one of our entire wall solution that is a full height liner that will collect and divert water. Sometimes people already have a waterproofing system in the basement but it struggles to keep up with the water, we can install a new, upgraded sump pump to help the system keep up with the demand. On top of installing systems, we can also evaluate the drainage in the yard to assist with preventing water from pooling at the foundation and seeping in.
Structural Foundation Repair
Your foundation is easily one of the most important areas of the home. It not only holds the structure itself but it also creates the basement walls. If you've got foundation problems, they will generally manifest themselves as stair-step cracks in the brickwork, cracks that run the length of the foundation or along basement walls. Sometimes, you will see that the doors and windows will get stuck or even cracks at the corners of them. There may also be a problem where the basement walls are coming into the basement. While these issues may not seem problematic when you notice them, they are all indicative of a sinking or settling foundation and it is important to have an expert evaluate the foundation for specific problems to determine if a repair needs to be in place.
It is good that many foundation problems stem from similar issues and our team is very good at tracking down those problems. We can utilize a repair product intended for your specific problem to permanently repair and stabilize the foundation. If you've got a uneven foundation, we will install a series of foundation piers to level the foundation. Depending on how bad it is and where it is, we will use either helical piers or push piers. Both types are very strong and can stabilize your foundation. If you've got bowing basement walls, depending on how much the wall is buckling, we have some different options. Our team can install a number of wall anchors which are 2 large plates and these are connected by a long, steel rod, or tall braces that sit directly against the cracks to push the section back in line and prevent further bowing, we also can apply carbon fiber straps and staples to strengthen weak areas and prevent the wall from bowing. When properly used, these products will straighten the bowing wall and stop it from coming out of alignment.
Crawl Space Solutions
In our area, many of the homes are built with crawl space areas and not basements. As long as there have been crawl spaces, they were built with vents to the outside where were intended to help fresh air flow through the space and keep it dry. Unfortunately, the opposite is usually what happens. The vents allow water to enter the space during rain and snow storms and the vents hinder airflow which causes the humidity levels to stay high which can harbor the growth of mold and mildew. Up to 50% of the air in your home comes up through the crawl space so ensuring the crawl space is closed off from the outside and controlling excess humidity will increase the overall air quality in your home.
Perma-Seal has been working with crawl spaces since we opened our doors and we know the most efficient way to close them off and control excess humidity. We do this using a process known as encapsulation which is the installation of a thick liner or vapor barrier, sometimes accompanied by insulation products, which are thick plastic and vinyl sheets as well as vent covers and a sturdy door that will close off the area totally and stop any unwanted moisture from entering. This will also stop critters and animals from settling in the crawl space which will help keep any appliances there safe and allow you to use it for storage. Once the crawl space is closed off, we will install a combination dehumidifier and air filter. It will reduce the excess humidity to a proper level as well as remove pollutants from the air.
We also offer a number of services to help add features to the basement and crawl space areas of your home. We can upgrade, replace, or install new basement windows to increase the air flow or increase the amount of light in the area. After we install a waterproofing system, we can install our wall system as part of a pre-finishing service that is waterproof and resistant to mold or mildew growth. When you are building a new home, our new construction waterproofing solutions can stop any water from entering the home before it can become a problem. If you've have a waterproofing system we did not install in place, we can perform our preventive maintenance service to ensure it continues to work at peak efficiency.
