Your basement is an important area of the home regardless of if you're using it as a storage area or if you have a finished space down there. Because of this, it is important that the entire space is free of standing water and protected from flooding and excess humidity. Because water is able to get into a basement using a variety of different places, there needs to be a variety of repair possibilities that we can utilize to keep the water under control. The primary places that water leaks in is through cracks in the foundation walls, which are usually in concrete or at mortar joints between blocks, at the cove joint, which is where the foundation walls and floor connect, and at the windows that may be at or even below grade.
No matter where you're having the problem we've got solutions that can control, transport, and eject the water from the basement. If you have leaky basement cracks, the first thing to do is implementing a wall crack repair procedure to prevent the crack from growing and leaking. When the water is coming in at the cove joint or even at basement windows, installing a custom drainage system will remove the water from the basement. In some problematic cases, typically with stone, brick, or block foundations on older homes, we can recommend installing one of our entire wall solution that is comprised of a floor to ceiling liner to collect and divert water. Sometimes people already have a waterproofing system installed but it cannot keep up with the water, we can replace it with a new, more powerful sump pump to make the system as good as new. In addition to installing systems, we can also help you evaluate the drainage in the yard to help keep water from pooling next to the home and seeping in.
Structural Foundation Repair
Your foundation is quite possibly one of, if not the, most important parts. It not only holds the building itself but it also is the basement walls. When you've got foundation problems, they will generally present themselves in the form of stair-step cracks in the outside brickwork, cracks that run along the foundation or across the basement walls. You may also notice that the doors will not open or close easily or even cracks at the corners of them. There may also be a problem where the basement walls are coming inward. You may not think these issues seem problematic when you notice them, each of them are indicative of a sinking or settling foundation and they should be evaluated by an expert for problems and determine if a repair needs to be in place.
Thankfully, many foundation problems stem from similar issues and our team is very good at evaluating those problems. We can utilize a repair solution designed for your exact problem to permanently repair and stabilize the foundation. If there is a sinking foundation, we can implement a series of foundation piers to correct the problem. The location and amount of sinking will determine if we use helical or push piers. Both types of piers are very strong and are able to stabilize your foundation. If you have basement walls that are bowing, depending on how badly the wall is bowing, there are some different options. We can utilize a system of wall anchors which are 2 large steel plates connected by a long, steel rod, or c shaped braces that are installed vertically against the cracks to force the section back in line and stop further bowing, or carbon fiber straps to strengthen weak spots and prevent the wall from bowing. When properly used, these products can correct the buckling wall and prevent it from coming out of alignment again.
Crawl Space Solutions
In our area, there are many homes that were built with crawl space areas instead of basements. For many years, these were constructed with open vents which was intended to increase fresh air flow through the space and keep it dry. Unfortunately, the opposite is usually what happens. Having open vents allows water to enter the space when it rains or snows and the vents prevent proper evaporation which causes the humidity levels to stay high which can harbor the growth of mildew. Studies have shown that up to half of the air in your home has come up through the crawl space so having the space closed off from the weather and controlling excess humidity can increase the overall air quality in your home.
Perma-Seal has been working with crawl spaces since we opened our doors and we know the most efficient way to close them off and control excess humidity. We do this using a process called encapsulation which is the installation of a series of vapor barriers, sometimes accompanied by insulation products, and are thick plastic and vinyl sheets as well as covers to close off existing vents and a sturdy door that can close off the area completely and prevent any excess moisture from entering. Closing the area will also prevent pests and animals from getting in the crawl space which will keep any appliances there safe and allow you to use it for storage. After the crawl space is closed off, we can install an air quality control system which is a dehumidifier and air filter. This will reduce the excess humidity to a proper level as well as remove pollutants from the air.
We also offer a variety of services to improve the basement and crawl space areas of your home. We can upgrade your basement windows to increase the air flow or increase the amount of light in the area. After we install a waterproofing system, we can install our wall system as part of a pre-finishing service that is both waterproof as well as resistant to the growth of mildew. When you are building a new home, our new construction waterproofing solutions can prevent any potential future water problems. Even if you've already got a waterproofing system in place, we can perform our preventive maintenance service to ensure it continues to work at peak efficiency.
