Your basement is an important area of the home regardless of if it is only being used as storage or have already finished the area. Because of this, it is necessary that the space is dry and excess humidity is controlled. Because water is able to get into the basement by a variety of possible paths, that means there have to be a number of repair options that we will utilize to keep the area safe. The most common places that water is entering is at cracks in the basement walls, which are usually in concrete or at mortar joints between blocks, at the cove joint, where the basement walls and floor connect, and finally at windows that may be at or below grade.
No matter where the problem lies we have solutions that will collect, divert, and eject the water from the basement. If you've got dripping basement cracks, the first thing to do is implementing a wall crack repair procedure to control the crack growth and leaking. When the water is entering at the cove joint or even at the windows, installing a custom drainage system will remove the water from the basement. In some of the more extreme cases, occasionally with stone, brick, or block foundations on older homes, we will install an entire wall solution that is a full height liner to collect and divert water. Occasionally there is already a waterproofing system in the basement but it cannot keep up with flooding water, we can replace it with a new, upgraded sump pump to help the system keep up with the demand. On top of installing systems, we can also evaluate the drainage in the yard to help stop water from sitting next to the home and seeping in.
Structural Foundation Repair
Your homes foundation is quite possibly one of the most important parts. It not only supports the home itself but it also forms the basement walls. When you have any foundation problems, usually, they will show themselves as diagonal cracks in the brickwork, long cracks that run along the foundation or along the basement walls. Sometimes, you will see that the doors will not open or close easily or even cracks at the corners of them. There may also be an issue where the basement walls are bowing inward. You may not think these issues seem problematic at first, each of them are indicators of a sinking or settling foundation and it is important to have an expert evaluate the foundation for specific problems to determine what type of a repair needs to be performed.
It is good that the most common foundation problems have very similar causes and our team is very good at spotting these issues. We can utilize a repair product designed for your exact issue to permanently repair and stabilize the foundation or walls. If you've got a sloping foundation, we will install a system of foundation piers to level the foundation. Depending on how bad it is and where it is, we will use either helical piers or push piers. Both are very strong and can help stabilize your foundation. If you've got bowing basement walls, depending on how much the wall is buckling, we have a few different options. We can install a series of wall anchors which are 2 large plates and these are connected by a long, steel rod, or tall braces that are installed vertically against the problem area to push the section back in line and prevent further bowing, we also can apply carbon fiber straps and staples to strengthen weak spots and prevent the wall from bowing. If they are correctly installed, these products will straighten the buckling wall and stop it from coming out of alignment.
Crawl Space Solutions
In Addison, many of the homes are built with crawl spaces in addition to basements. As long as there have been crawl spaces, they were created with open vents which was intended to increase air flow through the space and keep it dry. Unfortunately, this is rarely what happens. Having open vents allows water to get in when it rains or snows and then it never leaves which causes the humidity levels to stay high which can foster the growth of mildew. We have found that up to ½ of the air in your home comes up through the crawl space so ensuring the crawl space is protected from the elements and controlling excess humidity will increase the overall air quality in your home.
Our team has been working with crawl spaces as long as we have been in business and we know the best way to seal them off and control the humidity. This is done using a method called encapsulation which is the installation of a thick liner or vapor barrier, sometimes accompanied by insulation products, which are sturdy plastic and vinyl sheets as well as covers to close off existing vents and a sturdy door that will close off the area completely and stop any excess moisture from entering. This will also stop bugs and animals from moving in the crawl space which will keep any equipment there safe and allow you to use it for storage. Once the crawl space is protected, we will install a combination dehumidifier and air filter. It will prevent high levels of humidity as well as remove pollutants from the air.
We also offer a variety of services to upgrade your basement area. We carry basement windows to increase the air flow or provide additional light in the area. When waterproofing the basement, we can help with pre-finishing the area by installing a wall system that is waterproof and resistant to mildew growth. If you are building a new home, our new construction waterproofing solutions can prevent any water from entering the home before it can become a problem. If you've already got a waterproofing system in place, we can perform our preventive maintenance testing to ensure it continues to work at peak efficiency.
