Basement Window Wells & Drains

Window wells are key to making a basement brighter and safer but they can also pose a challange in keeping a basement dry.  They are typically the only part of the below ground structure that is not solid masonry or concrete and thus are susceptible to seepage and flooding.  Ground water is naturally attracted to the window well area no matter how much landscaping you do to keep water away, once the ground becomes saturated; water is likely to accumulate in the well.

DRAINS: Modern construction practices recognize this vulnerability and Sunhouse Window Well Replacementincorporate drains in the building design.  The window well drains typically tee into the home's footing drain tiles and ultimately drain into the sump pump.  These drains, much like a strainer in your kitchen sink, can become easily clogged with soil, leaves, papers, or other debris which can result in a catastrophic flood.  If the strainer becomes dislodged, soil can wash down to the footing tiles creating an even bigger repair job in the future.

WINDOW WELL COVERS: Covers are great for protecting window well drains from blown in debris and also help eliminate a dangerous trip hazard in the yard.  The best covers are custom fitted and constructed of Lexan plastic which is virtually indestructible.  While initially more expensive, they are a much better investment than ill fitting covers that become brittle and break after a few short years of use.  CAUTION: Covers are NOT a substitute for drains and will not keep a window well from flooding.  Most ground water enters a well from the sides and bottom, necessiating a proper drain.

BRIGHT WELLS & SUNHOUSES: Most homes are built with inexpensive metal window well cylinders that frequently are haphazardly attached to the foundation and eventually settle unevenly away from the structure.  These need to be re-excavated and firmly bolted to the home.  This is a golden opportunity to create more light into the basement by replacing the old cylinders with new ones that are treated with a reflective coating that will reflect more light into your basement area.
