Sealing a Crawlspace
Concrete or Vinyl Liner - Which is Better?
When it comes to crawlspaces, there is much talk concerning mold allergens, gasses , healthy air and high energy costs. Hopefully, we can all now agree that living in a home that is built directly over exposed, damp earth (a dirt crawl space) is a bad idea. Over a third of the air you breathe upstairs originated from the earth. Air that comes from a damp, moldy, bug infested, yucky, "I wouldn't go down or in there on a dare", crawl space. In addition, the cold earth sucks energy dollars right out of the exposed heating/ac duct work that runs thoughout the crawl. All modern day environmental scientists recommend isolating your home from a dirt crawl space, so the only question is, how? Pouring a concrete floor or installing a liner system?
Concrete Pours
At first blush, concrete may seem like the natural choice. We are familiar with the material and after all, isn't our basement floor made from concrete? It turns out however there are some serious issues that arise with pouring concrete in crawl spaces, including:
-
Pouring new concrete actually releases a tremendous amount of new moisture into the very area we are trying to dry out. As the concrete cures, it releases hundreds of gallons of extra moisture into the air, and in turn into your air and woodwork.
-
The thin slurry pour pumped into your crawlspace is not a 4" thick trowel finish concrete that your basement floor was made of. This pumped slurry is rough, uneven and is prone to severe cracking-creating new paths for moisture/gas migration.
-
Pouring new concrete also creates concrete dust which contains silica and is potentially very dangerous to your family's health.
-
Finally, pouring concrete to seal the crawl does absolutely nothing to address the issues with regard to the walls of the crawl space.
